Hi Nikki, I am thrilled that you enjoyed how beautiful the house was and the location. I am sorry that the $20 electricity charge surprised you. It is set out in the VRBO listing, the booking agreement, and the confirmation doc. that was sent to you. It is to discourage guests from leaving the windows and doors open with AC running while heating the pool to 95 degrees all day and night. Our Property Manager conducts check-in to walk you through the use of all of the amenities as well as to ensure everything is to your liking. Check-out is done to ensure you enjoyed your stay and that everything is in order. I must say I am disappointed with a 3-star review for a $20 electric charge and the fact that check-in and check-out was conducted.

For clarity for future guests, all five televisions in the home were fully operational during this stay. The lanai TV is operated via Roku, while the remaining televisions—including the family room—use Xfinity voice-command remotes. Immediately following checkout, the functionality of all five televisions was verified in person and documented. Video recordings demonstrating active streaming on each TV were also provided to the guest. Regarding the nearby construction, this activity occurred on a neighboring property that we do not own or control. We were not notified in advance of the construction schedule and do not receive notice of surrounding projects, which are outside a host’s ability to manage. We also want to clarify that during post-stay communication, compensation was requested by the guest in exchange for leaving a positive review. While we always welcome feedback and carefully review any concerns, reviews on the platform are expected to reflect a guest’s genuine experience and are not contingent upon payment to the guest. We appreciate the feedback and remain committed to transparency, fairness, and providing a high-quality experience for our guests.

It is disappointing to receive a review like this after going out of my way to address every concern almost immediately. From my perspective, this review appears to be less about the actual condition of the property and more about attempting to obtain compensation over issues that were minor, promptly addressed, and did not impact the stay. The review leaves out a lot of important context The "dangerous puddle" was actually a small drip in the garage, not inside the living area, and based on the photos the guest sent me, the puddle was approximately the size of a quarter. Nevertheless, within 30 minutes of being notified, I had an A/C technician at the property. The technician confirmed that the air conditioning system was operating properly. Although the drip was minor, I still had it repaired immediately. The review also states there was a "wad of hair" in the shower drain. Our professional cleaning crew takes detailed videos of the entire home after every turnover, including each bathroom, and that hair was not present in the cleaning video taken before this guest arrived. The guest also complains that one of the six lanai dining chairs was missing. While one chair was missing, there were eight additional chairs available in the home for use, which I suggested she use if additional seating was needed. She indicated that solution was unacceptable. The furniture shown in the listing has also been updated over time. The front living room sectional and the lanai conversation set were both replaced with newer furniture after previous items became worn or damaged. That is part of maintaining the property—not misrepresenting it. One pool lounger did have indentations caused by misuse from the previous guest's children. It was still usable, and the remaining loungers were available for use throughout the stay. Most importantly, every concern raised was addressed immediately. Despite the fact that the reported issues did not materially affect the use of the home, I still waived charges and provided further credits but that was not enough, as the guest continued to seek additional compensation. VRBO reviewed the matter and advised me that I had already provided an appropriate credit. After hosting for many years and maintaining a 92% five-star rating prior to this review, I will let that history speak for itself. I work hard to provide a great experience for my guests and to resolve any issue quickly when one arises. I believe most guests appreciate that effort.

Thank you for your feedback Pam. It was my pleasure to have Charlie pick up the moms from the airport as well as take them shopping. As I mentioned it was not necessary to tip him as I had taken care of this. I do apologize; however, for the storm that caused the issue with the phone and main TV as well as the fact that it took the utility company a few trips to address but I am glad that the other 4 TVs were in working order. I wish you had made me aware of the propane tank being empty as there is always one in the BBQ and a spare in the garage but I will certainly address this with Charlie. The mattresses are all top-of-the-line (medium to firm) but I do realize that one can't please everyone's mattress density preferences. Seating throughout the Villa comfortably accommodates 6 but I will definitely re-consider the configuration if it lends to greater comfort for my guests. All the best to you all! Danielle
