The Space:

Nine bedrooms, six bathrooms, and room for sixteen - this Kissimmee villa gives large groups the breathing room they need without sacrificing togetherness. Set within the gated Windsor at Westside resort, it puts a private pool, a fully loaded kitchen, and a walkable clubhouse all under one vacation. Central Florida's biggest draws sit within a short drive, but with this much space and this many amenities on your doorstep, you may find it hard to leave.



Sleeping arrangements

Nine bedrooms and six full bathrooms sleep up to 16 guests across 13 beds. Two bedrooms and two bathrooms sit on the main floor for easy access, while seven bedrooms and four bathrooms occupy the upper level - giving every guest their own corner to retreat to after a long day.



Living spaces

The open-concept living area brings the group together around generous seating, a large TV, and clear sightlines through to the dining table and kitchen. Air conditioning and heating keep things comfortable regardless of the Florida weather outside, and a dedicated workspace means remote workers or trip planners are well catered for.



Kitchen & dining

The fully equipped kitchen has everything you need for home-cooked meals - refrigerator, stove, oven, microwave, dishwasher, coffee maker, toaster, hot water kettle, cooking basics, and a full set of dishes and silverware. A dedicated dining area seats the whole group, making shared breakfasts or post-park dinners a natural part of the rhythm.



Outdoor living

Step outside to your private pool and patio, where optional heating keeps the water inviting on cooler evenings. A BBQ grill and patio seating round out the outdoor setup, whether you're grilling dinner or winding down poolside as the sun drops.



Resort amenities

As guests of Windsor at Westside, your group enjoys complimentary access to the full resort facility - a large resort-style pool, lazy river, water slides, splash pool, hot tub, fitness center, volleyball and basketball courts, BBQ and picnic areas, and a clubhouse with arcade games, a bar, and lounge. The clubhouse is just a short walk from the villa, so hopping over for a few rounds of arcade games or an afternoon on the lazy river takes almost no effort.



Practical details

Self check-in via smart lock makes arrival easy. Washer, dryer, iron, hangers, bed linens, extra pillows and blankets, and all the essentials are included. Free parking on premises and on the street covers the whole group. Beach towels, an umbrella, beach blanket, and snorkeling gear are also available. The villa has smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Pets are welcome. Long-term stays of 28 days or more are allowed.



Location

Positioned off State Road 192 and US 27 near I-4, the villa sits 20-25 minutes from Walt Disney World, with SeaWorld and Universal Studios a short drive further. Shopping, dining, and entertainment are close by in every direction, and the gated community provides a quiet, secure base to return to after a full day of parks and attractions.

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (3) vehicles in the driveway parked side to side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
