driveway available. the right side if you are facing the house.
no access to the backyard beyond the AC unit line. no access to any other parts of the house. your entrance is to the right side of the garage if you are facing the house. the ac is by default set at 75F but feel free to ask me to adjust it. there's a portable AC unit, a fan and a space heater too.
No smoking indoors please. i have a baby in the house.

If you are more than 3 people let me know ahead of time. I could probably provide another extra mattress for a fourth person but no more than that. but be accurate in the number of people when booking.

I can probably accommodate early check in but it really depends on what time the other guest before you leaves.

Any stained or damaged bed sheets or towels that can't be cleaned with cleaning products you'll be charged price of a new one.

check out is strictly by 12pm. There is a 30$ fee charge for any late check out after 1pm and 100$ for any late check out after 2pm on the day of check out.

Anyone that enters the property must be in the counted in the reservation booking. the number of people in the booking should match the number of people staying or visiting.

Don't Walk in with shoes on

Extra cleaning fee or damage fee would be charged for any kind of mess or damage that needs extra cleaning or fixing.

Nothing but water and soap through the bathroom drainage system. guest will be charged for any clogged drainage repair.

Please note that Although the room has its private entrance from outside, it's still located inside the house so you might over hear a family (with a toddler) on the other side of the walls that live in the house.

a quick note for those who are not locals. Sacramento City sewers have roach problems. although we do our best and always spray insecticide and take preventative care to prevent these things but you might see one crawled out of the sewer system and then dead by our home pest defense system but there's not roach infestation inside the house.
