Welcome to our ground floor, family getaway in the Wintergreen community, ideally located just steps from Blue Mountain Village and backing onto the scenic Monterra Golf Course. With such a prime setting, adventure is always within reach. Explore top local restaurants, visit the vibrant downtown Collingwood, unwind at the Scandinave Spa, or pick up a Play All Day Pass and dive into everything Blue Mountain has to offer!

Living Area
The living area features large windows and comfortable seating surrounding the gas fireplace and TV, with sliding glass doors leading out to the private patio overlooking Monterra Golf Course.

Kitchen
The kitchen includes all cookware, bakeware, cutlery, and utensils you`ll need to prepare delicious meals. A drip coffee maker is also provided. All you need to bring is your coffee, food, and spices! Oil, salt, and pepper are provided. Guests also have access to the private BBQ on the back patio.

Bedrooms
There are 3 bedrooms in this home. All linens, pillows, and towels are provided.


Bedroom 1: Queen bed (main floor)
Bedroom 2: Double bed + single bunk bed (main floor)
Bedroom 3: King bed + single bed + single bunk bed (upstairs)


**Bedroom 3 is the loft area of the upper floor, so there is no door to this bedroom. This is the only room upstairs. Please keep this in mind if you are a light sleeper.**

Parking: Two parking passes are provided for your stay. There are no assigned parking spaces, they are first come, first served.

Please note, there is a sauna inside the unit, but it is not for guest use as it is not currently functioning. It is not a listed amenity or shown in photos for this reason.
1) The occupancy of the property is restricted to the names listed. The Management Company must be notified by message of any changes to the occupancy. The number of people occupying the property shall not exceed what was entered at the time of booking. This includes all children and babies unless an exception is agreed upon with The Management Company.

2) The person booking the property must be 21 years of age or older and be always present for the duration of the rental period. This condition will be strictly enforced, failure to comply may result in immediate eviction from the property without refund.

3) The Renter agrees to leave the property and surrender the keys/parking passes upon check-out. Any items not returned will result in forfeiture of appropriate portions of the damage deposit. Replacing each fob or pass will be 100 CAD.

4) The Renter agrees to remove all garbage and recycling to the outside receptacles upon their departure, this includes all alcohol bottles. A breach of this policy will result in a forfeiture of 150 CAD retained from the damage deposit.

5) The Renter agrees to not smoke anywhere on the property. A breach of this policy will result in forfeiture of the damage deposit in full.

6) A cleaning charge is taken at the time of booking. This is to cover basic cleaning expected from usual and normal use of the property and to include all floors, bathrooms, beds, and kitchen. Any exceptional cleaning that would be considered required due to beyond normal and conscientious use of the property will be deducted from the damage deposit at an hourly rate.

7) The Management Company is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond its control.

8) If property damage occurs the Management Company reserves the right to use the damage deposit at its sole discretion to compensate the owner for costs incurred to repair or replace to like kind and quality.

9) The Renter hereby agrees and acquiesces to entry by the Management Company, the OPP or the Town’s Licensing Bylaw Officers because of noise violation, occupancy violation or any other reasonable purpose.

10) The Management Company will not be liable for any injury, illness or death of the Renter, his/her guests, visitors, or any other persons that are injured as a result of the renters occupancy or actions.

11) The Renter agrees not to sublease or assign the property without written permission from the Management Company.

12) The Renter agrees not to order any services or material on behalf of the Management Company. This will result in a partial or full forfeiture of the damage deposit.

13) The Renter agrees not to engage in any unlawful or irresponsible activities or behaviour during their rental period that may result in injury or damage to himself/herself, his/her co-renters, or any other persons on the property. Engaging in such activities could result in eviction without refund.

14) The Management Company hereby undertakes to exert their best effort to address and resolve any emergencies that occur during the rental period of the renter in a timely fashion that limits any inconvenience to the renter. If the emergency is not caused by the renter and it cannot be remedied in a timely fashion and the property cannot be used in an acceptable manner resulting in the renter vacating the property, then the Management Company agrees to refund all or part of the rental cost. Alternatively, the Management Company shall exert their best effort to provide a comparable property for use by the renter for the remaining duration of the rental period. The Management Company will not compensate the renter by paying for alternate accommodation.

15) The Renter hereby agrees to not emanate ANY noise that will disturb any neighboring people or property, at any time. The renter is accountable for any fines or levies placed on The Management Company or other, during stay, caused by excessive noise or any other prohibited act.

16) The Renter has read, acknowledged, and will abide by the below By-laws. The penalty for contravening any provision in this by-law is 650 CAD and will result in the loss of the renter’s damage deposit in its entirety. This is in addition to bearing responsibility for payment in full of any fines issued.
