The Entertainers Residence has been completely remodeled with a bright, contemporary design that takes full advantage of its Lake Winnipesaukee setting.

The main living area features soaring vaulted ceilings, oversized windows, beautiful wood flooring, and sliding glass doors that open onto an elevated deck overlooking the lake. Comfortable seating and a wall-mounted television make this an inviting place to relax, while the open layout keeps everyone connected.

The adjoining dining area features a large table with seating for eight, making it easy to enjoy family dinners, games, and time together.


A Kitchen Designed for Gathering

The newly remodeled kitchen features modern gray cabinetry, bright countertops, stainless steel appliances, and a large center island with additional seating.

A separate counter area provides extra space for coffee, drinks, and meal preparation.

Whether you're making a quick breakfast before heading out on the boat or preparing dinner for the whole group, the kitchen and dining spaces make gathering easy.


Three Bedrooms & Two Full Bathrooms

The Residence offers three bedrooms and two updated full bathrooms, including a newly converted third bedroom featuring two queen beds.

The additional bedroom provides greater flexibility for families, couples traveling together, and groups who want comfortable sleeping accommodations without sacrificing common living space.

Both bathrooms feature updated finishes, including modern vanities and glass-enclosed showers.


Elevated Deck with Lake Views

One of the home's standout features is its large elevated deck overlooking Lake Winnipesaukee.

Accessible directly from the main living area, the deck features comfortable outdoor seating and beautiful views across the water. It's an ideal spot for morning coffee, afternoon relaxation, or spending time together after a day exploring the Lakes Region.

The large sliding glass doors connect the indoor and outdoor spaces, allowing guests to enjoy the lake views from throughout the main living area.

The Residence includes its own private fire pit area with Adirondack seating, set against a peaceful wooded backdrop.

It's a great place to gather with family and friends in the evening, share stories, or simply enjoy the fresh New Hampshire air.


LAKE WINNIPESAUKEE WATERFRONT & BOATING

The Entertainers Residence is part of a beautiful Lake Winnipesaukee waterfront property offering approximately 200 feet of shared shoreline, an updated dock system, and a waterfront deck.

The home is situated directly across Weirs Boulevard from the waterfront, with convenient access to the shoreline, docks, and lake amenities.

Your reservation includes one dedicated 40-foot dock slip, making the property especially appealing for guests bringing their own boat or arranging a local rental.

Spend your days boating, swimming, fishing, paddling, or simply relaxing by the water. Lake Winnipesaukee offers miles of shoreline, islands, waterfront restaurants, and destinations to explore.

Additional dock space may be available for an additional fee, subject to availability.

The waterfront, docks, and shoreline deck are shared with other Bully's Bay guests. The Residence itself, elevated deck, and designated fire pit are reserved for your private use.

SEASONAL DOCK INFORMATION

The docks are seasonal due to changing lake levels and winter conditions.

Docks are typically available from approximately May 1 through October 15, weather and lake conditions permitting.


IMPORTANT INFORMATION & HOUSE RULES

• Parking: Assigned parking for approximately 2–4 vehicles, including tandem parking.

• Advance Reservations: Bookings made more than 11 months in advance require owner approval of rates and availability.

• Peak Season: June 1 through September 7 generally requires a seven-night minimum stay with Saturday-to-Saturday bookings.

• Dock Access: One dedicated 40-foot dock slip is included. Additional slips may be available for an additional fee, subject to availability.

• Waterfront Safety: Use of docks and waterfront areas is at guests' own risk. Life jackets are required while swimming or using the docks. Guests may be required to sign a liability waiver.

• Road Crossing: The Residence is located across Weirs Boulevard from the waterfront. Guests must cross the road to access the shoreline and docks.

• Security: Exterior security cameras are located throughout the property and record video and audio in outdoor common areas.

• Occupancy: Overnight occupancy is limited to the number of guests included in the reservation.

• Pets: Permitted only with prior approval. Additional pet fees apply.

• Events: Parties, weddings, and large gatherings are prohibited without prior written approval.

• Minimum Age: The primary renter must be at least 30 years old and remain present throughout the stay.

• Extended Stays: Monthly and extended-stay discounts may be available during select off-season periods.

• Property Rules: All guests must follow property rules and applicable community regulations during their stay.
