Each home blends rustic Hill Country charm with modern comforts and includes a fully equipped kitchen, spacious patios, fenced backyard, private pool, hot tub, wood fire pit, propane grill, and comfortable outdoor seating with scenic countryside views. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.

If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

HOUSE RULES:

- Occupancy [ 14 ]
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- A maximum of 2 pets is allowed (max 30 lbs each) for an additional fee of $100 per pet. Please clean up after your pet/s. Pets are not permitted in the pool or hot tub area.
- Parties or events are NOT allowed.
- Quiet hours are from 10 PM - 7 AM.
- Smoking is NOT allowed.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Fireworks are not allowed.
- There is a fire pit on site for guest use. We kindly ask you to bring your own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website.
- For safety reasons, lighting candles is not allowed inside the property. We kindly ask that you please refrain from using any candles indoors to ensure the safety of all guests and the property.
- Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.
- If any furniture is moved, please place it back in the original space where it was found.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- There are exterior cameras at the property for security purposes only. Please do not tamper with them.
- Additional charges (including shipping fees) may apply if personal items are left behind.

Pool and Hot Tub Rules:
- The pool is NOT heated.
- Please do not tamper with the pool and hot tub equipment. Fees may apply.
- Outdoor pool and hot tub should be used at your own risk. There is no lifeguard on duty.
- Children under 16 should be supervised at all times.
- No diving.
- No food or trash is allowed around the pool and hot tub area. Fees may apply.
- No glass items in the pool and hot tub area. Fees may apply.
- No foaming additives, bath balms, or any foreign chemicals should be added to the pool and hot tub area.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is home to a variety of insects, particularly in rural settings like the Hill Country. However, our property does not experience any bug activity beyond what’s typical for the region. We take proactive measures to maintain a comfortable environment and have not had any ongoing pest issues. To help ensure a pleasant stay, we simply ask that guests keep windows and doors closed when not in use.
