No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

Pet Policy
Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up all poops.

Accessibility
This is a two-story home with five steps to enter. A bedroom and full bathroom are available on the first floor for easier access.
The back staircase located in the dining room is primarily decorative and should be used at your own risk.

Pets
Pets are not permitted on the furniture at any time.

Exterior Security Cameras
For security purposes, there are two exterior cameras located at the front door and on the back deck.

Candles
Candles are for decorative purposes only and may not be lit at any time.

Patio Furniture Cushions
Cushions for the patio furniture on the back deck are stored in the primary bedroom closet.

Floor Care
If you need to clean the floors in the dining room or the two front living rooms, please spray a microfiber cloth with Murphy’s Oil or Bona cleaner (both are located in the laundry closet) and gently wipe the floors. Do not use water on the floors under any circumstances, as this may cause damage.

Heating & Cooling
The home is equipped with a ducted heating and cooling system for the first floor and mini-split units for the second floor. The first-floor thermostat is located to the left of the TV in the family room.
Upstairs, each bedroom has its own mini-split unit. All mini-splits must be set to the same mode (heating or cooling), as the system cannot heat one room while cooling another. If the settings do not match, the units will not turn on and may display error code E7. The remotes for the mini-splits are located above the light switches in each room. Guests are welcome to adjust the temperature and fan settings as needed.
