Bedroom 1: King bed with en suite bath, 55` TV. sitting couch, private deck w/2 lounge chairs, fire pit, and outdoor couch.
Bedroom 2: King bed with en suite full bath.
Bedroom 3: Queen bed and 55` TV.

LIVING ROOM:
Leather couch, sitting chairs, dining table for six, and a 75` TV.

DECKS / OUTDOOR LIVING:
Two private decks
Deck 1, accessible from the living room, features a dining table for six, a BBQ, and ocean views.
Deck 2, off the primary bedroom, includes two lounge chairs, a couch, and a fire pit.

PRIVATE BEACH STAIRS:
Private beach stairs provide direct access to the sand.

PARKING:
The house includes two private parking spaces.
One spot in the garage fits a compact to midsize car.
The second is a tandem spot on the driveway.

KITCHEN:
The kitchen is equipped for maximum occupancy with basic dining, cooking, and serving essentials, including plates, bowls, silverware, glasses, utensils, and accessories such as a can opener, wine opener, and measuring spoons. A spice rack, salt, and pepper are provided. Other cooking supplies, such as oil, foil, and cling wrap, are not included.

WHAT’S INCLUDED:
High-speed WiFi and cable/satellite TV.
Starter supplies are provided, including trash bags, paper towels, a sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry pods.
Beach toys, two 8-foot soft-boards, chairs, and umbrellas are available.
Private laundry room.

TOWELS & LINENS:
Bath and beach towels are provided.
Bathrooms are stocked with shampoo, conditioner, and body wash for guests.
Iron and ironing board.

IMPORTANT HOUSE RULES:
No smoking is allowed inside or outside. No exceptions. Laguna Beach has a smoke-free ordinance banning smoking in all public places. Violations will result in additional fees.
No pets allowed, except approved ADA service animals.
Parking is limited to two vehicles.
Guests must be 25 years or older to book.
This home is located in a quiet neighborhood and is best suited for quieter groups. The rental agreement includes a strict no-tolerance policy for excessive noise, occupancy, or parties. Violations may result in the forfeiture of deposits or eviction.
The cancellation policy is strictly enforced.

LOCATION:
The property is oceanfront on St Ann`s Beach in Laguna Beach, a short 10-minute walk to downtown and directly across from Ralphs.
