Downstairs, a second family room with TV and board games gives kids (or adults) their own space, with three additional bedrooms and easy walkout access to the fire pit and covered patio below.

The Outdoors
This is where Finn's Landing earns its keep. A fenced backyard leads directly to the water through a garden gate...no hauling gear across a parking lot, no public launch crowds.
