Barryville is a quiet, sleepy river town with scenic Delaware River views, a handful of local restaurants, and a relaxed, unhurried pace. Just 15 minutes away, Eldred offers everyday essentials at Peck’s Market, along with charming shops, local pottery, and wine. In winter, Ski Big Bear at Masthope Mountain in Pennsylvania is an easy 20-minute drive.
Guests have full access of the property. Please do not venture far into the woods as the boundary lines are not clear and there are potential hazards.
The Space – Main Living Area
Step inside the foyer and the home opens wide into a light-filled main living space that feels both expansive and inviting. The open-concept layout connects a well-appointed kitchen, a window-side dining table, and a cozy fireplace nook with soft, comfortable chairs, flowing seamlessly into a full living area with plush seating and a TV.
Large windows frame the surrounding trees from every angle, while warm, layered lighting keeps the space feeling welcoming day and night. The result is a central gathering space that feels modern yet grounded — airy, natural, and designed for both connection and quiet moments.
Kitchen & Dining
The modern kitchen features clean lines, open shelving, and generous counter space — perfect for cooking together or lingering over coffee. A large island provides prep space and casual seating, while the dining table is set beneath oversized windows that bring the outdoors in. Everything here feels intentional, functional, and welcoming.
Living Room
The heart of the home is a bright, airy living space anchored by a cozy wood stove and expansive windows framing the surrounding forest. Comfortable seating invites conversation, reading, or evenings by the fire, while thoughtful styling keeps the space feeling calm and uncluttered. This room flows effortlessly into the kitchen and dining area, making it ideal for gathering without feeling crowded.
Bedrooms
Each bedroom is designed as a quiet retreat, with soft textures, warm lighting, and views of the surrounding woods. Sliding doors lead directly outdoors, allowing you to wake up with natural light and fresh air.
Guest Bedroom
The guest bedroom is a warm, inviting space centered around a comfortable queen-size bed and soft, adjustable mood lighting. Sliding doors lead to a private porch, offering a quiet place to step outside and enjoy the surrounding nature. Thoughtful closet space and simple, calming design make this room a cozy haven for restful nights.
Primary Bedroom
The primary bedroom is a serene retreat designed for deep rest and unhurried mornings. A king-size bed anchors the space, complemented by a chaise positioned in front of a large picture window — the perfect spot to read, reflect, or simply take in the surrounding trees. Sliding doors offer direct access to the deck, while generous closet space allows for a comfortable, uncluttered stay.
The en suite bathroom elevates the experience with a spa-like feel, featuring a walk-in shower, a window-side soaking tub, and soft mood lighting that transforms the space from bright and energizing to calm and restorative.
Bunk Room
The bunk room has one queen-over-queen bunk bed (two queen mattresses stacked in a single bunk-bed frame) and is thoughtfully laid out to accommodate additional guests without sacrificing comfort. Clean lines, warm wood tones, and access to the outdoors make this space feel just as considered as the rest of the home — perfect for kids, teens, or extra adults.
Bathrooms
The bathrooms feel spa-inspired, with modern finishes, walk-in showers, and a deep soaking tub in the primary bath. Clean tile work, matte black fixtures, and warm wood accents create a calming, hotel-like experience after a day outdoors.
Outdoor Connection
Large windows and sliding doors throughout the home maintain a constant connection to nature. Step outside onto the deck to take in the quiet surroundings, sip coffee in the morning light, or enjoy crisp evenings under the trees.
Transit can be limited. There is a bus that runs from NYC to Port Jervis. For car services, we always recommend Upstate D-tours.
