A starter supply of the following is supplied guests are responsible to bring what they will need for their entire stay.

1 day of supplies that are provided;

1 - Dish soap

2- Dishwasher pods

1 - Sponge

2- Laundry Pods

1- Roll of paper towels

2- rolls of toilet paper per bathroom

Each bathroom has 1- shampoo, 1-conditioner and 1-bar of soap.

Guest Access:

The entire cabin is yours, private coded entrance with the code being given an hour before your arrival.



The Neighborhood:

Summit View is a quiet cabin community with strict quiet hours of 10pm until 8am.

There is a catch and release fishing pond at the community entrance for guests to enjoy.

The road leading up to the cabin is paved and cars wide but AWD/FWD vehicles are highly recommended during the winter months in case of ice or snow.

Other Things to Note:

You are staying near the Great Smoky Mountains National Forest and at times bears and other critters have been seen while at the cabin, please do not attempt to feed, pet or approach the bears & other critters. Keep your vehicles locked at all times as bears can open vehicle doors. Our cabin is maintained by a local pest control company however there are times during the year when you may find a couple ladybugs and other bugs in your cabin. They sneak in while loading and unloading of vehicles and when the doors open.



Cancellation Policy

Guest Cancellation:

1. More than 60 days before check-in: Full refund minus reasonable processing fees.

2. 60-31 days before check-in: 50% refund of base rate.

3. Less than 30 days: No refund.

Manager Cancellation: If Manager cancels due to unforeseen issues (e.g., property

damage), Guest will receive a full refund or alternative accommodation. Manager is

not liable for any additional costs resulting from such cancelation (e.g., travel

expenses).



There will be no refunds for cancellations due to natural disasters, inclement weather, government restrictions, or other uncontrollable events.

House Rules:

1. No smoking or vaping inside the Property (fine: $1,000 per incident).

2. This is a dog friendly property. We welcome a maximum of 2 dogs a pet fee of $150 per dog will be charged at booking. Any pet on the Property without prior written approval by Manager shall result in a $1500 fine per pet. We do welcome service animals. Guest are required to clean up after any pet and/or service animal inside and outside of the Property. This includes disposing of any waste in an outside trash receptacles. Any damage caused by any pet/service animal will be billed directly to the Guest. Service animals are required to be with the owner at all times and shall never be left on the property without its handler. Pets are to be crated anytime they are in the property alone.

3. All occupants must comply with local noise ordinances at all times. Quiet hours are between 10:00 PM-8:00 AM.

4. Guest must secure the Property (lock doors, windows) when unoccupied.

5. Guest shall immediately report any damage or maintenance issues to Management Company.

6. Occupancy Limit: The occupancy limit at the Property is 12, including children. Exceeding the occupancy limit will result in termination of this Agreement without refund.

7. Local Regulations: Guest must comply with all local regulations.

8. Safety Features: The Property may include safety features such as noise monitoring systems, smoking monitors, smoke detectors, fire extinguishers, and/or carbon monoxide detectors. Guest agrees to not tamper with any safety devices. This includes tampering with any internet and WIFI equipment.

9. Dangerous Activity: Items of a dangerous, flammable, biological, chemical, hazardous, or explosive character that might increase the danger of fire, damage, or

explosion on the Premises or that might be considered hazardous or extra hazardous are not permitted on the Property. Guest will be held personally responsible for any activity of this kind and hereby indemnifies and holds Manager harmless from any and all damages arising from the same.

10. Illegal Activity: No illegal activity is permitted on the Property. Under suspicion of any illegal activity, Manager shall have the right to enter the Property. Confirmation of illegal activity by law enforcement during the term of this Agreement shall result in the immediate termination of this Agreement.



Check-In/Check-Out Process

1. Check-In Process: Approximately (one) hour prior to Check-In Time, Guest will receive a key code for smart lock access via the E-mail Address or Phone Number

listed for Guest.

2. Check-Out Process: Guest must vacate on or before Check-Out Time. Upon vacating Property, Guest agrees to properly secure the Property by ensuring that all exterior doors and windows are locked. Guest agrees to leave the Property in good condition. “Good condition” means, but is not limited to: all trash placed in outside trash receptacles; dirty dishes placed in dishwasher and dishwasher run; grill cleaned (if used) and cold ashes removed; all used towels placed inside showers/tubs; remove all perishable food; and log out of any streaming services utilized on any devices at the Property (Manager will not be responsible for charges made to any streaming accounts in the event you fail to log out). Guest will be responsible for any fees, costs, or damages that result from Guest’s failure to comply with this Check-Out Process including, but not limited to, a late check out fee of $50 per half hour past the 10am check out time, if Guest does not vacate on or before Check-Out Time.



Noise Decibel Monitors:

Our properties are equipped with noise decibel monitors to ensure property safety and to reduce noise complaints due to unauthorized parties. At any time the monitor detects extreme noise you will be notified

Cameras:

There is an old, unused camera on the front porch. Since changing the internet service there is no access to anyone to this camera, it is not in use. Only the light function is being used.



Guest booking our cabin agrees to complete and sign renal agreement and provide management with identification and requested information with in 24 hours of booking, failure to do so will forfeit guest's reservation and will be subject to above cancelation policy.



Interaction with Guests:

After booking we will share with our digital guide book with instructions on how things work in the cabin along with a guide packed with local recommendations. A live, local person is always available to assist you should you need us.
