Lazy Haven, a large beautiful, Modern Contemporary, 2 story LAKEFRONT vacation rental, completed in April 2019, designed and built by the owner with resort style luxury and comfort in mind. This home is over 7700 sq ft of indoor (4900) and (2800) outdoor living area. With 5 bedroom, 4 ½ baths. 3 of the bedrooms are downstairs to accommodate the people that cannot do stairs. A bunk room bedroom and one other bedroom suite upstairs, and there are 16 beds, NO hide-a-beds or trundles, and has all the most desirable features to make your vacation a fun, memorable, and relaxing stay.



We have a strict rule of Absolutely No more than 30 guest at the property (DAY or NIGHT !!) including children and Infants. NO PETS! Please read all the house rules!



Cable internet with Wi-Fi and a stereo system throughout the inside and outside of the home.



Very Large 30,000-gallon Resort style Sports pool with Volleyball, with a 12-person hot tub.



Extra-large entry area opens to the dining room and living area with fabulous lighting. It is 55 feet from the front door to the back door with no walls to close it in, so it is perfect for the large family or group of friends to have a place to gather without that crowded feeling. Large dining table and breakfast area and island seating. Beautiful kitchen is to the side, also open to the living area. It is fully equipped with modern stainless steel wi-fi appliances, including 2 large refrigerators, oven and dishwasher, 36-inch cooktop, 2-12 cup coffee pots and one Keurig coffee pot, blender, mixer, pots and pans, dishes and silverware. There is also a large pantry and large workspace island with lots of room for several cooks at the same time.



Master bedroom has a king size bed and 55” smart tv, ceiling fan, and elegant master bath with a large walk-in shower, soaking tub, double sinks and lots of storage in bathroom and closet, both with barn style doors.



3 of the other bedrooms have king size bed, and a set of Custom Built-In Full extra-long bunk beds with very comfortable hybrid mattresses, 50” smart tv’s and ceiling fans.



The 5th bedroom is a bunk room with 3 sets (6 beds) Custom Built-In Full extra-long hybrid mattresses, 65” smart tv and lots of sitting area. All of the bunk beds are very roomy, sleep 2 per bed comfortable and can sleep even tall people without feeling closed in or bumping their heads.



2 of the bathrooms have double sinks, lockable doors for separate shower room and also water closets so 4 people can comfortably be in the bathroom at the same time and still feel they have the privacy they desire.



Property has 2 washers, 2 dryers, and an ice machine that makes 250 lbs. of ice a day. Never run out of hot water with the 2 tankless water heaters.



Garage is a game room and has a ping pong table, air hockey table and foosball with lots of room for kids from 3 to 90 to have loads of fun.



Outside has beautiful extra-large (30,000 gallon) pool that is perfect for swimming laps for the exercise enthusiast or playing volleyball for the sporty guests, and lots of room to splash and play for the ones that just want to have fun in the water. It also has several fantastic features a baby beach area. The large hot tub will seat 12 + people and has great views of the lake.

60 feet of covered patio with a 70-inch TV and a nicely equipped outdoor kitchen with a 5 Burner propane Grill, Granite counters and sink) Plenty of outdoor seating to accommodate everyone comfortably whether you want to tan, eat or just watch the kids in the pool. Upstairs balcony has comfortable seating and spectacular views of the fantastic Texas Hill Country.



Ample parking area to accommodate 12 cars, boat trailers and anything else you might bring.

House is located on Lake LBJ, a constant level lake, in a clean, serene private channel perfect for kayaking and paddle boarding. 2 Paddleboards and 2 Kayaks provided for use. We have a 75 ft DOCK for your boat and jet skis right on the property. Boat launch conveniently located just across the channel for use by residents in the channel so there are never waves to fight when trying to launch or load your boat or jet skis. Beautifully lit stairs that are designed for every aged person to be able to easily walk down to the firepit area and to the lake, both of which have seating areas to enjoy the views, the lighted lake fountain, the soothing sounds and the breezes.

Other Things to Note:

A start up supply of toilet paper, paper towels, trash bags, and dish soap will be provided. After that, the guest is responsible for any additional needs.



Suggested items to bring are life jackets, beach towels, extra paper goods (toilet paper, facial tissue and paper towels), extra pillows if you sleep with more than one, coffee, spices/seasonings, bath soap, shampoo, blow dryer and extra trash bags.



FOR CHANNEL ACCESS from the main lake there is a 6ft bridge clearance. You will need to LOWER your ski tower or bimini top.
