Situated on the coveted Balboa Peninsula, just one house from the sand, this 4BR/2.5BA two-story residence is designed for effortless indoor-outdoor living. Multiple outdoor spaces invite you to unwind, including two expansive decks with partial ocean and city views, and a front patio that flows seamlessly from the living area and kitchen. Steps from Balboa Beach and a short stroll to the Balboa Pavilion, Peninsula Park, and the iconic Balboa Pier, this Newport Beach home delivers an exceptional coastal escape.
GROUND FLOOR
LIVING/DINING AREA:
- Open-concept living space seamlessly connecting the living room, dining area, and kitchen
- Plush sectional sofa and flat screen TV, creating an inviting space to relax and unwind
- Dining area with seating for four, ideal for casual meals and shared moments
- French doors from the living room open directly to the front patio for effortless indoor-outdoor living
KITCHEN/DINING AREA:
- Breakfast nook featuring bench-style seating, complemented by barstool seating for four
- French doors adjacent to the breakfast nook provide direct access to the front patio
- Fully equipped kitchen stocked with dishes, utensils, cookware, bakeware, and all major and small appliances
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

EXTRA SLEEPING:
Two twin-size trifold floor mats with/extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, instead of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
PARKING:
Two designated parking spaces are located in the three-car garage, on the right and center.
LAUNDRY:
Laundry facilities are located on the second floor in the hall closet. Guests must bring their own laundry supplies.
PETS:
Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
LOCATION:
This prime spot offers immediate access to the sand and the scenic beachfront boardwalk, perfect for morning walks, bike rides, and sunset strolls. Just a short walk away are local favorites like L Street and M Street Parks, popular surf breaks, and classic lifeguard towers that define the Newport shoreline. The surrounding area blends relaxed beach culture with everyday convenience. Nearby, you’ll find casual cafés, local eateries, grocery options, and easy access to Balboa Beach, Balboa Pier, and the harbor.
RECREATIONAL GEAR:
Additional beach gear and recreational equipment are available for rent from management at very reasonable rates for our guests, including large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please feel free to contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
