Nestled in the heart of downtown Playa del Carmen, Las Olas puts you just 1 block from the energy of 5th Avenue and only 300 meters from Mamitas Beach, Tata Beach Club and Coralina — one of the most sought-after spots. The area is popular with locals and tourists alike. Shopping, restaurants, gym, groceries, everything you came for is right at your doorstep.



Getting Around:

You won't need a car here. Almost everything is within walking distance — grab groceries at Chedraui Selecto or Walmart, have brunch at Cueva del Chango, or spend the afternoon on 5th Avenue, all just minutes from your door.



For day trips, Tulum is about 60 km south (roughly an hour's drive), making it an easy escape. The airport (CUN) is approximately 55 km away — we recommend pre-arranging private transportation as taxis are quite expensive.



If you do need to get around, bikes and taxis are all readily available nearby. If driving, remember there are parking meters you must pay to park from 10 am to 10 pm and display your parking receipt on the dashboard of your car.

- Please note that because the property is downtown there is a potential for noise such as traffic.

- Guests will need to climb stairs.

- There are surveillance cameras on the property.

- Wi-Fi, Smart TVs, bed linens, and towels are provided free during your stay.

- Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of your arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.

- Pets are not allowed at this property.

- We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished.

- Guests will be requested to sign a Rental Agreement upon booking confirmation.

- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card temporary hold and released after check-out. (Not ABB).



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind (tobacco or cannabis) is allowed in the unit. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their visit.

- Renters may be required to provide a government ID on check-in day or during their stay.

- Please avoid moving furniture.

- Pets are not allowed.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon making your reservation
