The Space:

Welcome to Latitude of Gratitude — a modern, moody, and beautifully curated luxury lake retreat overlooking Lake Eufaula.



Rising along Lower Green Way with a striking black-and-white exterior, this architectural home blends modern design with warm desert-inspired accents, natural wood, and dramatic dark tile. Lake views greet you on every level, while curated textiles and original Dolan Geiman artwork add depth and character throughout. A whole-home sound system, controlled by an iPad, allows you to set the perfect mood during your stay.



Parking is effortless with garage space for one vehicle and driveway parking for up to four additional vehicles. A four-person golf cart with cargo bed is included—perfect for hauling lake gear or exploring the Carlton Landing Pop-Up Shops. Upon entering on the garage level, you’ll also find a dedicated indoor pet area complete with dog beds, crates, and a gate.



Main Living Level



The second floor opens into a breathtaking gathering space. The chef’s kitchen features black Dacor appliances, dual islands, industrial open shelving, a beverage fridge, built-in ice maker (Sonic-style), Keurig single/pot combo machine, and two sinks for effortless entertaining. Electric blinds operate at the touch of a button.



A dining table seats eight, with additional seating for four at the island. The designer living room centers around a floor-to-ceiling stucco gas fireplace. Step onto the screened balcony to enjoy a second fireplace, television, cushioned seating, and peaceful lake views.



This level also includes:

   •    King suite with spa-like ensuite bath and blackout electric shades

   •    Powder bath

   •    Large laundry/mudroom with ample storage

   •    Direct access to the backyard and pool area (including dog door)



Backyard Oasis & Pool Information (Important Details)



The professionally landscaped backyard offers a private resort-style experience with natural stone, evergreens, ambient lighting, and a two-level pool designed for relaxation and gathering.

Lower Terrace

   •    4.5 ft pool with built-in seating

Pool Heating Information & Expectations

   •    The lower pool includes a heating feature, however temperature is weather-dependent.

   •    The pool cannot be heated beyond approximately 85–90°F, even when heating is active.

   •    When outside temperatures are 34°F or below, an automatic freeze-protection system activates, and pool heating will be disabled to protect the equipment.

   •    Because of these factors, heated pool temperatures are not guaranteed, particularly during colder months.



The pool remains available for use year-round, but guests should plan accordingly and reach out with any questions prior to booking to ensure expectations align. If you choose to opt-in to pool heating for the lower pool, we need 48 hours advance notice to begin bringing the temperature up and there will be a propane charge of Aprx. $200/day



Note: The backyard is fully fenced; however, the pool itself is not separately fenced. Mindful supervision is required for children and pets.





Third Level – A Haven for Families



Designed for comfort and relaxation with a stair gate for pets and safety:



Family Suite

Queen bed plus full-size bed in a low loft with play/lounge area, blackout electric shades, widescreen TV, and ensuite bath.



Bunk Suite

Two queen beds (bunk-style), built-in staircase, Sony PlayStation, TV, custom cabinetry for luggage, and ensuite bath with tub/shower combo.



Primary Suite

A serene retreat featuring a king bed, gas fireplace, seating area, blackout electric shades, and a spa-inspired ensuite with soaking tub, walk-in shower, double vanities, and private screened balcony overlooking the lake and tennis courts.



High-quality linens are provided throughout. A second laundry room is also located on this level.



Fourth & Fifth Levels – Towers in the Sky



At the top level is a kids’ game room with seating, board games, beverage fridge, snack counter, and half bath. The fourth-floor tower features twinkle lights, ping-pong table, and lake views. Continue upward to the open-air fifth-floor tower—one of the highest viewpoints in Carlton Landing—offering unforgettable 360° views, perfect for sunrise coffee, sunset cocktails, or stargazing.

Carlton Landing is actually a town, but it's closer in size to a resort neighborhood. Modeled after Seaside, Florida, you can experience quaint new urbanism right here at Lake Eufaula, Oklahoma. Community and Nature are prioritized, with parks, playgrounds, pools and restaurants, all within walking distance of each vacation home. A variety of world class architecture makes Carlton Landing a top photography destination. Your stay includes access to 3 community pools, a private sandy swim beach, fishing docks, sports courts, walking trails, and restaurants. Frequent planned activities and events include live music, outdoor movies, art and fitness classes and pop-up vendor shopping. Also on site seasonally, Lake Days Aqua Park offers non stop fun on the gigantic inflatable obstacle course as well as kayak, paddle board and lake cabana rentals. Getting Around:

The entire town of Carlton Landing is walkable, with sidewalks and boardwalks woven throughout. Bring your bicycles, scooters and skateboards! Local rental companies make it easy to procure a golf cart for your stay. Golf carts can be nice for exploring, and for toting around your group and gear. Carlton Landing also has seasonal kayak and paddle board rentals for your lake recreation and we partner with a local marina so you can rent a boat while you're at the lake!
