**Our home is in a quiet, respectful neighborhood — please help us keep it that way and be respectful of our neighbors
**Quiet hours: 9pm - 8am & NO backyard activities past 10:00pm
**Adult supervision of children on the property at ALL times, in ALL areas indoor and outdoor, especially around the outdoor kitchen fire pit
**No parties, events, or loud gatherings
**No additional people, and no extra or overnight guests
**NO smoking and NO vaping allowed on premise.
**No animals and no pets allowed on the property
**No unplugging of TV, lamps and any electronics
**No moving/rearranging furniture. Use coasters on all wood surfaces
**No food allowed on couch, furniture and within bedrooms
**No pre-checking bag storage unless arranged in advance (subject to availability and additional fees apply)
**Keep heater completely OFF during summer months (June - mid-October) and between 55°F-65°F when you’re home during other months
**Please remove all shoes indoors. We have a shoe area inside the front hallway closet for your convenience near the door
**Unplug appliances when leaving the house, turn off the lights, shut all windows, lock front door
**No deliveries or mail to the property
**Renters assume all responsibility upon booking, and host is not liable for any injuries, damage, lost or stolen items, missed bookings, travel issues, accidents or negligence.

We consider the total number of people that you listed in your request to book as the final total that we approve to be at the house. If you’d like to add additional overnight guests or additional people you’ll have visit at the house, we kindly request that you ask us before doing so. Unfortunately our interior fireplace is not functional at the moment, so we kindly ask that you don’t start a fire in it.


SHOES
Please remove shoes when entering the house to avoid tracking dirt and mud through the house! It helps preserve the wood floors and keep the place top notch.

SECURITY CAMERAS
For safety, there’s motion-detected security cameras in the backyard & front door. While we won’t be actively viewing, the cameras do run around the clock. Ensuring privacy, the cameras are thoughtfully positioned to ensure they don’t face into the interior of the house. There are no indoor cameras.

We love Sonoma County. This Bennett Valley area of Santa Rosa is perfect for us because it's close to Annadel State Park, where we enjoy mountain biking and hiking with friends. This neighborhood immediately felt special—our neighbors are amazing, friendly, and have become great friends of ours. There's a sense of camaraderie here that you don't get everywhere.

We're also less than 5 mins from great restaurants and shopping in Montgomery Village, 15 mins from downtown Sebastopol, 30 mins from Bodega Bay, and 10 mins from world-class wineries. What’s not to love!
