Welcome to Fruitland Cottage, a cozy, brand-new guesthouse nestled between Farmington and Shiprock along the scenic San Juan River. Surrounded by fruit trees and open desert skies, this farmhouse-boho retreat combines rustic charm with modern comfort.

Inside, you’ll find a full kitchen stocked with organic spices, fresh local organic coffee and teas, and fresh farm eggs; a reclining sectional that converts into a queen bed; a fun loft with a full-size bed; and a bedroom area with plush European-style bedding on the queen bed.

Enjoy thoughtful touches like fresh plants, velvet blackout curtains, games and books, nontoxic toiletries, and a 60” Roku TV viewable from every sleeping area. Outside, gather around the wood firepit under the stars or stroll among the fruit trees by your private entrance.

With space for up to 6 guests, 2 dedicated parking spots, and easy access to both adventure and relaxation, Fruitland Cottage offers the perfect high-desert getaway.



The space

Designed for both comfort and style, Fruitland Cottage offers a rustic-meets-modern retreat surrounded by natural beauty. The open-concept living area features a reclining sectional that pops up into a queen bed, complete with luxury bedding and throw blankets.

The fully equipped kitchen includes a large farmhouse sink, organic spices, coffee, teas, baking and cooking essentials, and all the tools you need for home cooking — from an air fryer to a crockpot. Be inspired with a full coffee and tea bar complete with coffeemaker, pour over coffee pot, gooseneck hot water kettle, looseleaf teapot and frother! A cozy loft with a full-size bed overlooks the space, and the bedroom area offers a restful retreat with soft linens and a European-style duvet.

The bathroom features a walk-in shower, plush towels, and nontoxic toiletries. Throughout the cottage, you’ll find touches of warmth — fresh plants, body pillows, and ambient lighting — that make it feel like home.

Enjoy your evenings by the outdoor firepit with s’mores fixings available upon request, or unwind inside with a good book, games, or your favorite shows on the big screen.

Guests have exclusive use of the entire Fruitland Cottage, including:

The outdoor seating area and firepit
Private laundry facilities inside the cottage
Two dedicated parking spaces directly by the entrance (extra parking for trailers available upon request)

All cleaning and laundry products are nontoxic and eco-friendly.
Fresh farm eggs, local organic coffee, and teas are provided to make your mornings special.
Family-friendly amenities (highchair seat, portacrib, and toys) are available upon request.
Please note: the loft is accessible by ladder and may not be suitable for very young children or guests with mobility limitations.
