Hill House is a five-bedroom property with three permanently furnished bedroom suites and two additional bedrooms currently used as flexible living/work spaces.

• Primary Suite — Upstairs: King bed, private ensuite full bathroom, and two walk-in closets
• Queen Suite — Upstairs: Queen bed, private ensuite full bathroom, and walk-in closet
• King Suite — Downstairs: King bed, private ensuite full bathroom with shower, and walk-in closet
• Large Flex Bedroom — Downstairs: Spacious room with TV, normally configured for additional lounge/living use; a queen bed can be prepared by advance request
• Small Flex Bedroom — Upstairs: Normally configured as a dedicated office/workspace; a twin bed can be prepared by advance request

When both flex bedrooms are prepared for sleeping, Hill House can accommodate up to 9 guests.

Flex-bedroom sleeping arrangements must be requested and confirmed with management in advance so the agreed configuration can be prepared before arrival.

PARKING

Driveway parking is available for up to two vehicles.

Garage parking is available by advance arrangement. If you plan to park a vehicle in the garage, please notify management before arrival so the space can be prepared and garage access arranged.

When garage parking is not requested in advance, portions of the garage may be used for secured household/property storage.

Additional street parking is available across the street, subject to posted restrictions.

PET-FRIENDLY STAYS

Hill House welcomes pets subject to the property’s pet policy and applicable pet fee. Please include all pets with your reservation and let management know the number and type of pets traveling with you.

PROFESSIONALLY MANAGED FOR EXTENDED STAYS

Hill House is professionally maintained throughout longer reservations. Routine pool service, landscaping, preventative pest service, and other property maintenance may occur during your stay.

Management will coordinate with guests whenever interior access is reasonably required.

Our team will make every reasonable effort to accommodate guest requests. Depending on the nature of the request and availability of service professionals, parts, supplies, or specialized work, completion may take approximately 1–72 hours. Urgent safety and essential-property concerns are prioritized.

CHECK-IN & GUEST ACCESS

Guests enjoy private access to the residential and outdoor guest areas of Hill House as described in the listing.

Check-in is completed through a scheduled in-person key handoff with the registered guest. Management will coordinate arrival details before check-in.

Guests will receive information regarding the home, access devices, amenities, pool and property equipment, and any flex-bedroom configuration prepared for the reservation.

Locked owner, maintenance, utility, and secured storage areas are not included in guest access.

IMPORTANT INFORMATION

• 31-night minimum stay
• Maximum occupancy: 9 guests when both flex bedrooms are prepared for sleeping
• No parties, events, DJs, or large gatherings
• Outdoor quiet hours begin at 9:00 PM
• No smoking or vaping inside the home
• Exterior security cameras monitor exterior areas only; there are no cameras inside the home
• Additional overnight guests or changes to registered occupancy must be disclosed to management
• Filming, professional photography, recording, streaming productions, cast/crew activity, vendors, events, or other commercial use require prior written approval and are not included with a standard residential reservation

Please note that Hill House is located near a major roadway. Guests may experience ambient city and freeway noise, particularly outdoors.
