Spektakulär renovierte Villa am Wasser an der Adriaküste in der Bucht von Kotor in Lepetane, Montenegro, die 11 schläft. Erster Stock (Erdgeschoss) hat eine voll ausgestattete Küche mit Granit, Essen Zähler mit drei Stühlen und Tisch mit vier Stühlen, großen vorderen Eingang, 45 qm Wohn- / Esszimmer mit erweiterbaren Esstisch und zehn Stühlen und 20 qm den mit einem halben Bad. Küche, Ess- / Wohnzimmer, und dann haben alle Meerblick. Zweiter Stock verfügt über drei große Doppelzimmer mit eigenem Badezimmer, eines mit Doppel-Dusche, eines mit Jacuzzi-Badewanne und Dusche, und eines mit Dusche. Alle Doppelzimmer haben Meerblick, Balkon, und Deckenventilatoren, hat im dritten Stock eine Galerie mit fünf Einzelbetten, eigenem Bad und Meerblick. Anwesen umfasst hinteren Steinmauern, gepflegten Garten mit Brunnen und große Sitzecke und landschaftlich, Meer Vorgarten mit Pergola, Teakholz-Tisch und sechs Stühlen und Outdoor-Küche mit original Stein Waschbecken und Steingrill mit Kamin. Home with all amenities

The house is big and has all necessary amenities for the kitchen, BBQ, and laundry. It was perfect for our group of 9. The property manager welcomed us and gave us lots of helpful information. House is walking distance to the ferry, grocery store, and restaurant but otherwise a bit far from other amenities and attractions. The communication with the owner and the manager was fast and responsive.

Beautiful views overlooking the bay

Beautiful location right by the water (the pier for swimming is only a few seconds walk away) and the view from the house is wonderful! Great location for day trips or just staying in the village where you have several beach bars, restaurants and a small grocery shop within short walking distance. The ferry across the bay is free for pedestrians and only €5 per car. The front garden is lovely for evening dinners and the house is even bigger than what we thought beforehand from the pictures. There is no allocated, private parking (which we thought before arriving) but it was never a problem as there are several spots right outside the house. The top room/loft was very hot as the AC was not functioning properly given the large open space but the rest of the house was perfectly cool during the hot month of August. Detailed, but at times sporadic, communication with the host ahead of the stay and we were welcomed by a helpful lady from the area when we arrived.

Wunderschönes Haus, perfekt ausgestattet

Wir haben zwei Wochen mit unseren Kindern und der Oma verbracht und hatten eine wunderbare Zeit. Das Haus könnte nicht besser ausgestattet sein. Es war wirklich alles da. Die Lage ist super, direkt am Meer. Und der Blick aus dem Garten ist umwerfend.

Sehr schönes Haus

sehr gute Ausstattung, ganz nah zur Mole zum Sprung ins klare Meereswasser. Einziger Nachteil ist der Lärm der Fähren, die leider im Hochsommer sehr oft und die ganze Nacht unterwegs sind. Sonst jederzeit zu empfehlen, viel Platz für viele Leute, sehr angenehm für Aufenthalt innen und im vorderen Gartenbereich - den hinteren Hof haben wir kaum benutzt, weil sehr warm im Sommer. Leider stimmt die Ausstattungsbeschreibung nicht: es gibt keine Fahrräder am Haus, und auch keine Kanus/Paddelboote. Auch Leihstationen für beides gegen Bezahlung waren nicht in der Nähe zu lokalisieren. Windsurfen als Aktivität geht wohl sicher irgendwo in der Bucht von Kotor, aber einen Windsurfverleih oder gar eine Schule haben wir nicht identifizieren können.... das könnte man präziser beschreiben, um keine falschen Erwartungen zu wecken.

perfect house for 3 families

The pictures in the site hardly reflect the beauty of the house. The furniture and the kitchen equipment is all new. Perfectly renovated on the outside and inside as well. We could not find anything to complain about our stay. Beach is practically 15m from the house. Minor setback is that the restaurants in Tivat are about 5km away, so you need a car to enjoy the night life

8 days in Paradise.

We just came back from Montenegro. Stayed at this house 8 nights, and it was wonderful. Pictures don’t make justice for this property, it’s very spacious, and all the rooms have spectacular views of the beautiful Adreatic sea and the mountains . It has everything that you need, so it felt like living in your own house. There is a small grocery store within 5 min walk along the sea. There are plenty of places to eat within 5min drive to Tivat and Porto Montenegro. Most of the restaurants are waterfront with great views of the bay of Kotor. You would need a car to drive around, there are many places and sites to explore, like Perast, Kotor, and Gerzog Novy. Every morning and in the afternoon we were swimming right in the front of the house, there are many areas where you can easy access to Krystal clear, and still warm in September waters of the Adriática Communication with the owner was good and easy. There is a beautiful garden in the front of the house where you can barbecue, that we did Two nights in a row watching sunset over the mountains and sea. I already miss Montenegro and Lepetane. Très belle location

Magnifique maison sur la baie de Kotor, spacieuse, bien équipée, face à la mer (il n'y a que la rue à traverser). Le seul bémol est le bruit apporté par les ferries qui opèrent jour et nuit en haute saison, pour traverser la baie.

A beautiful home with everything a traveler would ever need. We really enjoyed their multiple outdoor gardens and my children loved the simplicity crossing the street to get to the pier/water where all the friendly, local kids spent their days. An easy drive to both Tivat (closer) and Kotor and minutes from the airport. It's definitely a home (and country) that we would like to return to. 5 stars.

Can't wait to come back!!! Seriously - so amazing!

This house was everything and more that my girl friends and I needed in a long trip of backpacking and hostel stays - felt like we had a home to live in for a week to refresh and rejuvenate for the rest of the trip. Definitely didn't stay idle though! Being RIGHT on the water, there was swimming, biking, hiking and the marina to visit! I FELL IN LOVE with Montenegro while staying here! There was plenty of space in the house to stretch out, but also to have a home-cooked meal again after eating out everywhere. I'd LOVE to come back and bring a whole clan of my family - with room for 11 it's the perfect place!

Perfect Place to Stay!

My friends and I rented out this house for about a week while we were traveling throughout Eastern Europe. The house was absolutely perfect for our group. It was spacious, modern and met all of our needs. The location is ideal, as you can bike into town or bike to the riva. The hosts were very easy to get in contact with and gave us great suggestions on what to do, where to eat, etc. We will definitely be staying at this house again when we go back. YOU WON'T REGRET STAYING HERE!

We spent a week at this house and LOVED it. The location was great - close to plenty of things to do, trails to hike, roads to bike, and ferries to ride! It was extremely spacious for the 5 or 6 of us staying there, extremely clean and a modern home. The hosts were very accommodating, friendly, and truly cared how our stay went. I would recommend this place for a group of friends or a family vacation - it can entertain any group! Whether you are going for relaxation or adventure, you will find both at this home and location. If/When I head back this way I will definitely be staying here - no questions asked!

Beyond All Expectations!

This home was a fantastic place for our group of travelers to comfortably rest their heads. It was clean, comfortable, and right on the water. We were able to pluck fresh veggies from the garden for dinner, stroll up the street to the grocery store, relax on the patio, and bike ride around the bay with easy. Our hosts were beyond hospitable and made us feel right at home. This a perfect location for families or groups of travelers. If the opportunity presents itself, I wouldn't hesitate to stay here again.

We live outside Boston and have five children ages 24-34. In 2004, we purchased property in Dubrovnik and started a sea kayaking company (Adriatic Kayak Tours) there. We have traveled extensively around the world and feel that the Adriatic Coastline in Dalmatia and Montenegro is one of the prettiest places we have been.

After we purchased the property in 2007, we tore down an earthquake damaged stone house and meticulously restored it with the original stone and enlarged the house to its approximate 275 square meters, not including the gardens. Every room has a sea view, and the second floor bedrooms rooms all have balconies; floors throughout the house are imported ceramic tiles, and bathrooms and kitchen are fully remodeled. House is full of open and airy spaces and has very high ceilings (almost 3 meters). We extensively re-landscaped the gardens and added private parking. The location is ideal because the house sits on the sea, close to Tivat and Kotor.

We chose this property because it is on the water and in a great location. Being within walking distance of the Kamenari-Lepetane Ferry makes traveling easy and provides a tremendous bike loop of the Bay of Kotor. In addition, we are on the quiet side of the ferry so that most of the traffic leaves the ferry and goes away from us. We can bike, kayak, or paddle board easily to Kotor in one direction and to Porto Montenegro and Tivat in the other direction. Because we are on the water, putting our kayaks or paddle boards in the water is not a hassle. For longer trips, we can drive the Montenegro Coast to the Albanian border in about 3 hours or drive to the Tara River for white water rafting or Durmitor National Park for hiking in 3 to 4 hours.
