For all stays at this extended-stay property, a $1,500 damage hold will be placed on the payment card on the day of departure and will remain in place for 7 days while our management team completes the property inspection.
If damage is found, guests will be contacted before any funds are collected for repairs or replacements. If no issues are identified, the hold will be released in full after the 7-day inspection period.

Cancellations: A 4% merchant service processing fee will be applied to all cancellations.
HOUSE RULES — EXTENDED STAY PROPERTIES (30+ NIGHTS)

CHECK-IN & CHECK-OUT

Check-in is at 4:00 PM or later. Check-out is by 10:00 AM unless otherwise approved in advance. Early arrivals or late departures must be arranged in advance and may include an additional fee.

GUESTS & OCCUPANCY

Only registered guests are permitted to stay overnight. Occasional daytime visitors are welcome, provided they follow all House Rules, respect the neighbors, and do not exceed the property`s occupancy limits.

Exceeding the approved occupancy without prior authorization may result in additional fees or termination of the stay.

Parties, events, large gatherings, and unauthorized commercial use of the property are not permitted.

QUIET HOURS

Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and surrounding properties at all times.

SMOKING

Smoking and vaping are not permitted inside the home. Additional cleaning or deodorization required as a result of smoking or vaping may be charged to the reservation.

PETS & SERVICE ANIMALS

Pets are permitted only in designated pet-friendly homes. A non-refundable pet fee of $100 covers up to two dogs. Additional dogs must be approved in advance and may be subject to an additional fee.
Unauthorized pets may result in additional fees or termination of the stay.

Service animals are accommodated in accordance with applicable law and are not subject to pet fees or pet restrictions. If you will be traveling with a service animal, we ask that you please let us know prior to arrival so our team is aware ahead of your stay.

Guests remain responsible for any damage caused by an animal during their stay.

CARE OF THE HOME

Please help us care for the home throughout your stay. Guests are expected to maintain reasonable cleanliness, promptly report maintenance concerns, and avoid damage caused by misuse or neglect.

Furniture, décor, mattresses, electronics, kitchen items, and other household furnishings may not be moved, removed, relocated between rooms, or taken outdoors without prior approval.

Guests are financially responsible for damage beyond normal wear and tear, including damage resulting from negligence, misuse, unauthorized pets, smoking, or violations of the House Rules.

ROUTINE PROPERTY MAINTENANCE

Because these are longer stays, routine property maintenance may occur during your reservation, including landscaping, pool or hot tub service, pest control, or seasonal maintenance.

Pool and lawn service schedules specific to your property can be found in your Virtual Guest Manual. Please be aware that service providers may need access to outdoor areas of the property during your stay.

HOUSEKEEPING

Optional housekeeping is available during your stay for an additional fee. Weekly or bi-weekly service can be arranged with our team if you’d like a little help keeping the home fresh and comfortable during your stay.

POOLS, HOT TUBS & OTHER AMENITIES

Please follow all posted rules and operating instructions for property amenities, including pools, hot tubs, fireplaces, and BBQs.

Additional cleaning, repair, or servicing required due to misuse or excessive debris may be charged to the reservation. This includes draining and refilling a hot tub when necessary.

SEPTIC SYSTEMS

For homes on septic systems, only toilet paper may be flushed. Please do not flush wipes, paper towels, feminine products, grease, food waste, or other materials that could damage the system.

PARKING, TRASH & COMMUNITY GUIDELINES

Guests are responsible for following property-specific parking instructions, garbage and recycling schedules, and any applicable HOA or community guidelines. Please refer to your Virtual Guest Manual for information specific to your home.

SECURITY CAMERAS

Some homes utilize exterior security cameras at entry points for safety and security. Any cameras are disclosed in the individual property listing. There are no cameras inside the home.

SECURITY DEPOSIT

Extended Stay reservations include a $1,500 refundable security deposit held for the duration of the stay. The deposit will be released following checkout, provided there is no damage, excessive cleaning, missing items, or violation of the House Rules.

CANCELLATION POLICY

DIRECT BOOKINGS

Cancellations made 60 days or more before arrival will receive a full refund.*
Cancellations made 59 days or fewer before arrival are non-refundable.
*The $10 booking fee and credit card processing fee (2.9% + $0.30) are non-refundable.

THIRD-PARTY BOOKINGS

Reservations made through Airbnb, Vrbo, or Marriott Homes & Villas are subject to the cancellation policy and terms of the platform through which the
reservation was booked. Please refer to your reservation details on that platform for the cancellation terms that apply to your stay.

Early departures are non-refundable.
