Experience Tucson's best area! Located 2 miles west of Tucson's famous Sabino Canyon in Tucson's "Catalina Foothills," this newer estate home features great privacy from neighbors on a 1-acre lot. It has 3 fireplaces, a picture-perfect view of the Catalina Mountains from the kitchen, a large swimming pool, a bird fountain in the backyard, excellent proximity to premier shopping and golfing, and is surrounded by protected Sonoran Desert where it's common to see desert wildlife.
The Space
Entertainment: Enjoy our outdoor propane grill (guests must refill propane if empty), patio furniture, pool, foosball table, dartboard, board games, professional slate 8 ft. pool table, and 2 giant smart TVs. Smart TVs are Roku-enabled with streaming, so you can cast from your phone. Streaming services include NFL Sunday Ticket, HBO Max, Amazon Prime, Disney Plus, Netflix, and Paramount Plus. The house has board games, poker chips, and cards. Internet service is Verizon Wireless 5G at 100 Mbps with unlimited data and no throttling. Indoor amplified music is allowed within county regulations, but outdoor music is restricted.
Comfort: We provide 100% cotton bedding with white microfiber duvets. Beds include both a blanket and comforter. (Avoid vacation rentals without white bedding!) All mattresses are medium-firm and chemical-free. Each bed has ultra-comfy gel pillows. Most common areas are tiled; bedrooms are carpeted. We have blackout curtains on all bedroom windows to ensure dark sleeping areas. EcoBee thermostats and two HVAC units keep the house comfortable in summer. All full-size bedrooms and living areas have ceiling fans, and box fans are available upon request. A single 50-gallon water heater supplies hot water. Lighting is warm (2700K) throughout the home.
Outside: The house features a shaded patio with two tables and ample seating, plus a propane grill. The pool has unobstructed mountain views and is surrounded by mature landscaping offering excellent privacy. The fully landscaped front and backyards include oleanders, palm trees, palo verde trees, and Mexican bird of paradise. A birdbath fountain sits in the backyard. The home is surrounded by iconic Sonoran desert vegetation such as saguaros, barrel and cholla cacti, mesquite, and palo verde trees.
Area: Located 3 miles west of Sabino Canyon and about ½ mile southwest of Ventana Canyon Club & Lodge, which offers world-class golfing and luxury spa services. The neighborhood features 1-acre estate lots. Major nearby cross streets are Kolb and Sunrise.
Inside: As you enter the foyer, you’re welcomed by an open space with soaring vaulted ceilings and a live plant island featuring a mature palm tree. Common areas are finished in 16" Italian ceramic tile. Interior walls are painted in Navajo White, a warm Southwestern shade over Santa Fe-style textured walls. Ceilings offer pot shelving, recessed features, rounded edges, and architectural pop-outs.
To your left is a bonus room with a dual-sided fireplace, a pro billiards table, darts, and million-dollar views of the Catalina Mountains. This room has 12-foot ceilings with decorative wooden beams. Adjacent is a formal dining area (seats 8) sharing the fireplace.
This side of the home includes:
• A private bedroom with a full Jack-and-Jill bathroom (shared with common areas)
• A laundry room with GE Smart full-size electric washer/dryer, large sink, and complimentary laundry soap
The kitchen features:
• Ample real-wood cabinetry with Spanish design
• Level 3 granite countertops with tiled backsplash
• XL single-basin sink
• Stainless-steel tub dishwasher
• Fridge with ice maker and water dispenser
