Step into a spacious great room filled with natural light from floor-to-ceiling patio windows. Unwind on one of the two plush sofas in the living room while watching your favorite films on the 65” Smart TV and utilize high-speed WiFi for streaming Netflix, Hulu, X-box gaming and more. For family fun, enjoy the collection of board games, puzzles and ping pong on the downstairs patio.

The kitchen is a chef’s dream—fully stocked with high end Fishel & Paykel appliances including a refrigerator, dishwasher, 6-burner gas stove, microwave and garbage disposal. It also comes equipped with utensils, cooking basics (spices, oil, coffee, sugar, foil, and baggies), and convenient small appliances like a drip coffee maker, toaster, blender, crockpot, electric griddle, and wok. Dine indoors at the 8-person table and 4-person adjacent bar.

The expansive backyard is designed for both relaxation and entertainment, featuring:
• A gas grill (propane provided)
• A fire pit with roasting sticks
• Panoramic views of Lake Powell

Amenities include a fully equipped kitchen, 4 flat-screen Smart TVs, free WiFi, air conditioning, washer and dryer, private backyard, patio, outdoor fire pit, outdoor BBQ grille, hot tub, room to park your boat/toys. One pack-n-play and one high chair are provided for families with small children.

-- POLICIES --
- We are a smoke-free and vape-free home (including medical products). $250 fee for any residual smoke scent.
- No pets - no exceptions. $500 fee for any undeclared pet on-site.
- We welcome service animals in compliance with applicable laws. Guests are not required to pay a pet fee or deposit for a service animal. However, guests remain responsible for any damages, excessive wear, or extraordinary cleaning that may be required due to the presence of a service animal. If additional cleaning beyond our standard turnover is needed (e.g., pet hair removal from furniture, odors, or accidents), the actual cost of that cleaning will be charged to the guest.
- Only registered guests are allowed on the property. Any visitors must be approved prior to arrival. Maximum 13 guests without owner approval.
- No refunds out of stated cancellation policy. We encourage you to purchase travel insurance.
- We live in a dark sky community, so quiet hours are 10:00 pm - 7:00 am. This is a residential area, and we like our neighbors!
- Check out is at 10:00 am Arizona time; check in is at 4:00 pm Arizona time.
- Boat and boat trailer parking is available at the property. However, there is NO RV parking allowed either on the street or on the property.
- As you are coming and going or enjoying the sliding glass doors, please make sure to close the doors when not present; our desert animal friends like to come in sometimes and some are not so friendly to humans!
