1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

2. There are security cameras on the perimeter of the house, they are all motion activated

4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

5. You may park in the driveway or designated guest parking spaces, do not park in front of the driveway.

6. POOL & SPA: There is no private pool and hot tub, you can use the community amenities which are walking distance away.

7. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee.

If you have more than 4 guests, there will be $15 per guest, per night, with a maximum of 6 guests at any time

8. All guests are required to sign a rental agreement contract and provide the names of ALL DRIVERS, so you can get through security.

11. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell.

HOA Rules & Fines
Guests must follow all HOA rules, including parking, noise, and speed limits. Any fines issued by the HOA due to guest actions are the guest’s responsibility. The guest agrees that fines may be collected through the booking platform’s Resolution Center or any method permitted by the platform.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

We stayed here for 10 days over Christmas 2025 with my wife and our 18-year-old son while vacationing in Palm Desert and playing golf. The home was clean, spacious, and very comfortable. It was more than enough space for three of us (we didn’t even use the upstairs room) and could easily accommodate six.The house is very well stocked with new appliances, cookware, dishes, and everything needed for a longer stay. We appreciated the dual Keurig pod and drip coffee maker. Beds were very comfortable—the master bedroom has a king-size Nectar mattress. Every room has a large flat-screen TV (use your own streaming accounts), and pool towels were provided.The location in the Signature community at PGA West was perfect. We played six rounds of golf, including two PGA West courses. There’s a small putting green, outdoor seating, plus a BBQ and fire pit table (we didn’t use them). It was nice being able to walk to dinner at Ernie’s.A couple of minor notes: towel hooks near the master shower would be helpful. The community gym had some equipment issues, though workouts were still possible, and the hot tub had excessive chlorine.Communication with the property manager was excellent. Overall, a great stay, and we would definitely stay here again.

The previous reviews 10/10.. very surprised! Little things , easy to fix and had to be noticed by prior renters. Salt and pepper battery operated and even after installing 6 batteries EACH they didn’t work (3 fix at dollar store for refillable S&P shakers). Kitchen Trash had room for two bins (trash and recycle) only had one (10 fix). Without two in cabinet one keeps tipping over and had to go outside to recycle every item and touch nasty big bins.Biggest annoyance no towel hooks or towel bar for bath towel in primary bathroom (12 fix). No Kleenex in bathroom and the cheapest toilet paper. Doesn’t save to but thin cheap TP as you just use more! The decorative landscape lights on from 7pm to 7am. Thin blind in bedroom so those lights combined with houses across the street lights on all night bedroom not dark at all . Dining room light on same timer circuit as outdoor so came on automatically every night at 7pm also.. luckily could override those but no way to turn off decorative plants lights and they go around the entire side and front patio. Large L shaped couch and end table only on one side, why? 10 mirrors in the primary bed/bath but had to hang wet towels in closet. An owner should live in house before renting to see short comings. Property manager responsive when contacted for other issues. These are easy and inexpensive items to fix . If these annoyances handled I’d up my review. Otherwise many many options at PGA to rent.
