Don't hesitate to book this property if you are looking for a place for your family and kids. Just keep an eye out for the rental agreement when you book. I missed that and got a bit of a scare on check in day but it was resolved without issue. The hotel is amazing. They treat you like a guest and get to know you by name before you are gone. Lots of nice complimentary little extras (ice cream and popcorn in the lobby, smoothie's at the pool and beach). 1st class, 5 star resort.

Exquisite Stay!

The property is gorgeous with amazing amenities. It was my 14 year old son's birthday and we had a great time at the beach and the pools. The staff saw I had balloons for him and made his birthday very special. We have typically stayed at the Ritz in Bal Harbour, but so glad we rented this unit. The host was so easy to communicate with and made the entire trip a pleasure. We will definitely book again!!

The unit was exactly as listed...oceanfront two bed two bath with kitchen efficiency. When we arrived for check in the residential concierge did not have a record of our reservation but it was resolved after a short wait. This private unit had access to all of the amenities as advertised in this prime high rise hotel.

Renter Beware – Do Not Trust This HostOriginally booked property in June 2025 for an April 2026 stay. Before the 30-day modification/cancellation deadline—and prior to submitting my final payment—I requested to shorten my stay by two days. Host repeatedly ignored my request and follow ups and then canceled my reservation without any notice just three weeks before my arrival.After repeated attempts to have the reservation reinstated (which were ignored), I was forced to rebook the exact same property—this time at nearly double the original price. While VRBO ultimately reimbursed me the difference, the situation caused unnecessary stress and uncertainty leading up to the a family vacation. Property is outdated. The carpets and furniture were stained, none of the TVs in the unit worked properly, and motorized shades were malfunctioning. The sliding porch doors were very hard to open/stuck. One of the toilets ran constantly. When I raised these issues, the host took days to respond and only offered to send someone to replace the TVs and have the other issues checked, with just three days remaining in my stay—suggesting these problems were known but not disclosed in advance.Host requires guests to sign a lengthy/binding agreement prior to arrival, which felt concerning.While the location is desirable, the condition of the property and the host’s behavior make it not worth the cost. I have stayed in many high-end VRBOs and never experienced a host like this.

Focus on verifiable facts and avoid emotional language such as “extortion.” Thank you for your review. We would like to clarify several factual inaccuracies. The reservation was not canceled without notice. Prior to arrival, you requested to shorten your stay after the deadline for modifications that would have qualified for a refund. The reservation terms and cancellation policy were disclosed at the time of booking. When informed that the requested change could not be accommodated under the policy, you declined to make the scheduled final payment. After the final payment deadline passed, we contacted VRBO for guidance. VRBO advised that because the payment had not been made, the reservation could be canceled and fully refunded. The reservation was canceled accordingly, and you received a full refund. You subsequently chose to make a new reservation for the property. Regarding the property, we take maintenance concerns seriously. During your stay, we offered to send service providers to address the issues reported to us. While we understand that not every property will meet every guest’s expectations, we strive to respond promptly and resolve concerns whenever they are brought to our attention. Finally, the rental agreement referenced in your review is a standard requirement that is disclosed prior to arrival and is used to establish the terms of the rental for all guests. We encourage future guests to review the booking terms and cancellation policies prior to reserving and are happy to answer any questions before booking.

Fabulous Getaway

We had such a wonderful time staying here. The owner and staff went above and beyond to make sure we were comfortable and happy. The property is absolutely beautiful! The two balconies overlooking the pool and ocean are perfect for morning coffee and evening cocktails. I was pleasantly surprised by how kid-friendly the resort was. The family pool has a number of play houses for young children to enjoy. Our kids loved both the pool and the ocean. The condo is spacious and beautifully decorated. I plan to recommend this condo and this resort to all of my friends:)

Our stay at this fabulous S. Regis residence was outstanding ! Everything was as described..... actually better than the description. David,the owner, checked on us several times during our stay and answered the few questions i had within a few minutes.... impressive. David's unit will be our first choice on our next visit to Miami.....it's such a great unit he stays tightly booked. If i could give David and his wonderful unit 6 stars,i would.

Great location great views. Apartment Not up to standard - a little run down, tv didn’t work, master shower barely worked, faucets sprayed water, owner refused to fix either, safe didn’t work was told it’s not for guests, many outlets and lamps didn’t work. Nowhere to put clothes in second bedroom. Owners communicated briefly but didn’t address issues.

We have a new cable service and all the TVs are working. The replacement faucets were backordered and have been replaced. We put all new lightbulbs int the lamps.

Apartment has wear and tear but otherwise clean. Plenty of sleeping space + crib and high chair. 2 bathrooms - master shower only one of the double showers work. TVs were out of order during our stay as were the phones and safe. Location and property is great. Initially property manager was responsive but no action taken to remedy. I do recommend but only if these improvements are made. Ask in advance.

We have also replaced the shower head in the master bathroom. The Tvs are working with the new cable box. The hotel recently changed providers. We do not provide a safe or a telephone for guest use. Dishonest and Poor Communication

I had reserved and paid for the unit and with less than 24 hours until I was scheduled to arrive I was asked to sign an agreement that I wasn't provided a copy saying it was part of VRBO's agreement, it was not. I called VRBO and asked if it was part of their agreement and they said that it was not, when I pointed this out they cancelled my reservation and didn't respond to my messages. I did get a refund from VRBO.

We require all guests to complete a user agreement as stated very clearly in our house rules. The guest refused to complete the user agreement therefore the reservation was cancelled.

Extremely Unprofessional—Last-Minute Cancellation Without Any Courtesy

I had booked this property months in advance for a special family trip with two elderly family members. Shockingly, just 45 minutes before our scheduled check-in time, I received a text from the property manager informing me that our reservation was canceled due to a plumbing leak. This left us scrambling to find alternative accommodations for my family of five. To make matters worse, the property manager did not answer my multiple calls after delivering this news. The complete lack of communication or courtesy to assist us in resolving the situation is unacceptable. This last-minute cancellation not only disrupted our trip but caused undue stress and financial strain. We were forced to spend hours on the phone with VRBO support, delaying our plans and leaving us with inferior accommodations for part of our stay. If you’re considering this property, be aware that they seem completely unreliable and unwilling to provide even basic customer service when issues arise. For the price and reputation of a property like this, such unprofessional behavior is inexcusable. I would not recommend booking this property unless you’re prepared for the possibility of having your vacation ruined at the last minute.

On the day of your arrival, an unexpected plumbing issue was discovered that rendered the property unsuitable for guest occupancy. While we understand how frustrating a last-minute cancellation can be, we could not in good conscience allow guests to check into a property with a condition that could affect safety, comfort, or habitability. Our decision to cancel was made only after it became clear that the issue could not be resolved before your arrival. We recognize that the timing was extremely unfortunate and appreciate the stress this created, especially given your travel plans and the presence of elderly family members. When unforeseen maintenance emergencies occur, our priority is to protect guests from arriving to a property that does not meet our standards. Although we understand your disappointment, we believe canceling the reservation was the more responsible option than asking guests to stay in a property with a significant unresolved plumbing problem. We apologize again for the inconvenience and wish you and your family the very best in your future travels.

The hotel is impeccable, but this apartment lacked enough access keys for all the guests; we had to take turns coming and going, which was a major hassle. In the room with two beds, the air conditioning didn't reach the area—making it very hot—and the beds themselves were very uncomfortable. The kitchen lacked sufficient cooking utensils, and there wasn't even a single set of placemats available.thank you

Beautiful location, very clean, nice facilities.

Charming private residence inside the St.Regis Bal Harbour. Clean, great view, beach chairs and umbrella setup. Comfortable beds. The remote lockbox keycard pickup is unusual but not a problem. We will stay again.
