The location was perfect! We had a blast and enjoyed the living space with the sounds of the waves crashing and the breeze gently blowing. The beds were super comfortable - I got the best sleep I’ve had in quite a while. The overflow parking was a lifesaver. The garage does not accommodate a larger truck. I would stay here again!

I live in Newport and still rent this property at least one week a year due to the location and amenities. The 3 beds, 3 baths and allowance of dogs makes a perfect fit for my family. Washer and dryer is key for towels. Plus the roof top area is a great place to relax and unwind.

This property is INSANE !!! It has everything you would want in a beach house. You have a perfect view of the beach, the pier, the bike/walk path, the shops and most importantly the sunsets. You are just steps away from the best dining and entertainment that Newport Beach has to offer. The home was very clean, very thought out and decorated to help you enjoy a beach house experience. I spent 5 nights there this past week and will absolutely return to this property every year I go back there.

The location was fantastic absolutely five stars. However, the floors were filthy dirty. Our feet were black,leftover beer cans from the renters before was a poor look. When it rains the window in the master bathroom leaks like crazy, leaving the floors and toilet disgusting. The noise in the master bedroom makes for a loud, rough sleep. This was a fun place to stay, but never again.

Had an amazing stay here in February to get away from the cold and visit family the place is amazing!!! gorgeous views and equipped with everything you need, from the kitchen to the bathrooms right on the beach and beautiful sunsets from your patio or rooftop I definitely recommend as I know I will be staying here again

Amazing place!! The pocket doors in the living room is amazing! Opens up beautiful ocean-views! We had some hiccups but the property management kept in contact and took care of concerns right away! Could have been a little cleaner but we swept and cleaned a few glass partitions to better see the ocean views! Would return asap if we could

Newport Getaway

The location was great, it was walking distance to plenty of restaurants and the beach was right out front. The space itself was just right for our families needs.

Fabulous location

Had a wonderful spring getaway here. Location couldn’t be better as it is right on the beach and near all the shops and restaurants. Communication from host was great from checkin to check out instructions. Would definitely come back and recommend to others.

Perfect!

Great property, just as described. Communication was great, check in was simple and they kept checking in to see how the trip was going. Property is located right downtown, so weekends were a little noisy with the bar and after parties, but the weeknights were perfect!

Summer 2025

The house and the location were ideal. The owners/managers were very responsive and helpful and were eager to make our stay great. We did not need much but we’re confident if we did they would have come through. We would stay here again for sure and would recommend it to anyone.

Pros: 1) the house was clean. 2) There were plenty of items available to enjoy time at the beach (shade, chairs, boogeyboards). 3) Close proximity to restaurants/activities.Things I would have liked to know before booking this home: Although this location is convenient to get to the beach - it is much more spring break vibe than relaxing beach vacation because it is actually at the end of the parking lot with bars and restaurants as your neighbors. Since your main view is of the parking lot, you don't really want to sit on the (very tiny) balcony. Another drawback was that the master bedroom is in the back of the house over the alley and you have cigarette smoke and car headlights coming thru your window at night. Should also be noted that the day we arrived we received a text telling us the master bathroom toilet wasn't working. After 2 hours of negotiating, they did refund some of our payment, but I would rather have had a working toilet for the week.

Location! Location! Location! If you want walkable access to the beach, restaurants, shopping, night life, etc. This place has it all. The house is well appointed with convenience items and even beach gear. Does not have HVAC, but we never needed it. It’s right on the beach, so there was always a pacific breeze blowing right through the house. Friday and Saturday nights are very busy in the area, so noise increases and parking is almost impossible. The box fans provided were perfect for drowning out the noise at night. The garage entry is very low, so if you drive an suv, you won’t be able to use it. Sedan or cars will be fine. PM communicated quickly, we didn’t have issues just a couple questions. Overall, I would recommend it and would absolutely stay again. Last thing, if people watching is entertainment for you….book this house!

We loved it here! We could not have asked for a better location. We loved being able to walk easily for food and up and down the beachfront. We could lounge on the upper deck while watching the kids play at the beach. We loved people watching and all the action. Communication with the property was always very prompt. We utilized the one parking space in the garage (short! 5’ 7”) and we used the parking lot in front of the property for our other car was available for a fee but was easy. The kids loved the privacy of the upper room and deck. The space itself was open, clean and cleverly decorated. So happy with this booking!

Beach front beautiful, but busy

The property is right on the beach, it was clean and everything worked. It is also right on the edge of the beach parking lot so on a Holiday weekend, and likely most weekends, it was extra busy and noisy. Without AC you want to open the doors/windows but then you get the noise. That is the only downside here. If you want to be in the heart of the activity, it's great. If you're looking for quiet beach house, move further down the beach to a quieter location. Host was responsive, we did have some persistent internet issues (slow/disconnected often) but otherwise, a great place to stay, we'd go again.

Being right in the heart of the action definitely brings that vibrant beach energy — especially on holiday weekends. Also, thanks for letting us know about the Wi-Fi during your stay. Once you reset that coax cable, it looked like everything was back up and running as normal. Sometimes little hiccups like that happen, but we can definitely say the Wi-Fi here is rock solid overall — just needed a quick refresh. Glad we got it sorted.
