📌IML Community Amenity Wristband Update (Effective June 10, 2025) - Please note that this from the Indian Mountain Lake Civic Association (IML) and not from us as your host 😊

🔴 IML has introduced a new wristband policy for short-term rental guests:

🔹 Wristbands are now required to access community amenities (pools, beaches, etc.)

🔹 $10 per wristband per person (Valid for your entire stay)

🔹 You can buy directly at the Clubhouse or pre-order it from us, just let us know in advance

🔹 Wristbands are non-transferable and must be worn while using amenities

🔹 Pre-ordered wristbands will be held at the 534 Gate House

 

📌 This change is designed to make access easier for guests! If you'd like help ordering wristbands in advance, just message us — we’re happy to help!

 

⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. ‼️Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

⚠️ Rural setting — occasional small, non-harmful insects despite year-round pest control.

⚠️ 🐻 Black bears may pass through — keep food/trash secured and they'll keep their distance.

⚠️ Winter ❄️: 4WD/AWD recommended. Driveway plowed when possible; guests responsible for towing if stuck.

⚠️ Lost & Found: $50 handling fee + shipping costs for item retrieval 📦.

⚠️ Trash: Bag and place in designated bear box/trash shed before checkout. $5/bag fee for trash left behind.

⚠️ Please do not feed the outdoor cats on the property. Feeding them encourages them to stay. A $100 fine may apply.

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled.

📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance.

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply.

♨️ Hot Tub Notice – Please Read 😊

 

📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

📌The hot tub is professionally serviced after every reservation, with time-stamped photos kept on file. Additional hot tub cleaning requested during your stay carries an extra fee billed to the guest.

📌 A note on water appearance: To keep the hot tub looking and feeling its best throughout your visit, we recommend rinsing off before each use — lotions, sunscreen, and natural body oils can affect water color and clarity, especially with larger groups. This is completely normal and not a sign of poor maintenance. A quick rinse goes a long way toward keeping the water crystal clear for everyone to enjoy!
