Dakota Breeze — Beachfront on Roatán's Quiet East End



The east end of Roatán is the quiet end — beach, not bars, and miles from the West Bay crowds. Dakota Breeze sits directly on the sand here, on Milton Point. About 100 feet down the shore, a west-facing dock palapa hosts the property's signature moment: open water, no neighbors in frame, the sun dropping into the Caribbean. That's where most evenings end.



The home was built by its owner over years of return trips to Roatán and opened to guests in January 2025. Three themed bedrooms, a multi-zone bunk loft, and 1,200 sqft of covered outdoor living. Sleeps 10. Designed for adult friend groups, couples, girls trips, and small-group celebrations — and quietly excellent for multigen families too.

The Great Room



Open kitchen, dining, and living with high ceilings, all opening to ocean views. The dining table is hand-built from a single Balinese teak root and seats eight. The kitchen island seats four more. Forno commercial-grade appliances. Smart TV, Bluetooth stereo, a deep board-game collection, and a curated library.

The Bunk Loft (sleeps 4)



Two sets of bunk beds plus two distinct lounge zones — a Moroccan-themed seating area and a board-games / arts-and-crafts corner. Wraps three sides of the great room with views of both the living space below and the ocean beyond. Note: this is a bunk loft, not a fourth bedroom. We list it honestly.



The Covered Porch (1,200 sqft)



A full second living and dining space, under cover, facing the water. Most groups cook out here more than inside.

The Beach and the Water



We leave the gear ready so you don't plan around it: four Perception tandem kayaks, snorkel sets, beach chairs, hammocks, coolers, and life jackets. Our own stretch of mangrove tunnels starts just east of the house — an easy paddle from the dock and the trip we recommend every guest do at least once. Untouched reef is right offshore for snorkeling, no boat needed. An on-site caretaker maintains the beach and grounds five days a week.



The community pool and dock palapa sit 100 feet down the shore. They're shared with five neighboring homes but rarely used by anyone else — most days you'll have both to yourselves. The palapa at sunset is what most guests remember.



Design — Built and Run by the Island



Dakota Breeze isn't a turnkey investment build. It's a personal home, designed and curated room by room with Honduran and Roatán artists and craftspeople:

A Day at Dakota Breeze



Mornings start on the porch — coffee, the breeze, the water in front of you, no schedule. Kayaks are best in the morning before the wind picks up. Afternoons split between beach and porch — most groups end up cooking lunch and dinner on the outdoor grill more than inside. Evenings drift to the dock palapa, where the sun does the rest of the work.



Who Dakota Breeze Is For



Adult friend groups looking for a real vacation home, not a hotel. Couples traveling together. Girls trips. Small-group celebrations — birthdays, anniversaries, work retreats. Multigen families fit well here too; the layout gives everyone their own corner. What Dakota Breeze isn't is a party house — neighbors are close on either side, and we keep things quiet after 10pm.

We had the most amazing stay at Dakota Breeze! The house is stunning, had everything we could possibly need and the location was perfect for us. We are not fans of crowded tourist areas and this house is tucked away in the most charming spot with beautiful ocean views. We also enjoyed having the peace of mind knowing the house runs on solar power. We were so sad to leave this place and would 10/10 recommend this place for anyone considering visiting Roatan!!

Our party of 6 adults stayed at Dakota Breeze for 2 weeks at the end of February. The house itself is beautiful and Ryan has done a great job decorating it. The accommodations - living area, kitchen, bedrooms, baths, etc - provide everything you need to make your stay comfortable. The view from the living room and spacious, covered deck is amazing. We loved spending our mornings sipping coffee on the deck or at the end of the pier before heading out for the day's activities. A few in our party also enjoyed time in the beach chairs and hammocks included with the property reading and relaxing. The beach is semi-private and shared by just a handful of houses. The next-door neighbor was very helpful in directing us to some of the local resources like Paudy's Secret Spot bar/restaurant at the end of the beach, snorkeling near the mangroves, and delicious baked goods and dinners from some of the women in the local village. We also took advantage of the in-house chef a couple nights and had wonderful seafood and BBQ dinners prepared for us. Dakota Breeze is located on a quieter part of the island away from most of the busyness of the cruise ship traffic, yet a short drive away from activity spots like West Bay and West End, which we visited twice.If you're looking for beautiful accommodations on a quiet beach with local food options and snorkeling, with access to more activities within a short drive, then you can't go wrong with Dakota Breeze.

I'm Ryan — I'm based in Yankton, South Dakota, and Dakota Breeze is a home I designed and built after years of coming back to Roatán. My first trip to the island was in 2017. I tried a few other Central American countries over the next several years, but Roatán was the place I kept returning to. I bought the lot on Milton Point in late 2023, built through 2024, and opened the home to guests in January 2025.

We built Dakota Breeze for our own family as much as for guests. Today there are four of us — with room for another couple to come down, or for grandparents to join. The layout was designed for the way a family grows: as the kids get older they'll bring friends; eventually those friends become family. Some day we'll be the grandparents in the Ocean Room, our adult kids in the Jungle Room and Captain's Quarters, and the grandkids running around the loft. That arc is the layout.

Most luxury vacation rentals on Roatán are investment builds owned by people who've never set foot in them. Dakota Breeze isn't one of those. Every room was designed in conversation with the Honduran and Roatán artists and craftspeople who built it — Alvin Welcome painted the murals, Jonathan from La Ceiba hand-carved the cabinetry, TuTu built the outdoor dining table on the island. The result is a home that's polished but not precious, and a place I'd genuinely rather be than anywhere else.

Day-to-day, Sherri and Deysi at East End Roatan Property Solutions run the on-island experience — concierge arrival, in-stay support, and the kind of attention that lets you actually be on vacation. Darum fiel die Entscheidung auf diese Unterkunft

Roatán has two halves. The west end has the resorts, the bars, the dive boats stacked along the dock — and the crowds. The east end has none of that. It has long stretches of empty sand, a few small villages, and a quieter pace that I think is the better version of the island. After several years of going back and forth I picked Milton Point specifically because the beach in front of this house is, frankly, the best beach I'd found anywhere on Roatán.

A few minutes' walk from the house, the local village has a small grocery and Sandra's — the spot for traditional Honduran breakfast (the baleadas are the move). World-class diving at Turquoise Bay Divers is just down the road. Our own stretch of mangrove tunnels starts immediately east of the property — an easy kayak from the dock, and the trip I recommend every guest do at least once.

Worth the drive: La Sirena's in Camp Bay, about 45 minutes east. Over the water, a timeless beach-restaurant feel, and they've built up a hummingbird population around the property that's worth the trip on its own.

What the east end isn't: nightlife. If your trip is built around West Bay bars and crowds, this isn't the right rental — that's a 45-minute drive west and the contrast is real. If it's built around beach mornings, dock sunsets, and not having to negotiate a crowd to enjoy the island, this corner is where you want to be.

Getting around: a rental car or scheduled drivers. The east end is intentionally not in the middle of everything, which is exactly the point. Roatán International Airport (RTB) is about 35 minutes by road, and we include airport pickup on arrival day.

Dakota Breeze doesn't — open the back doors and you're on the beach. You can stand in the water and not see another rental in the frame.

Second, the west-facing dock palapa about 100 feet down the shore. Built specifically around sunset — the sun drops into open water with nothing man-made breaking the horizon line. It's the moment of the trip most guests remember, and it happens every evening you're here.

Third, the house was built by people who care about Roatán. The murals are by Roatán painter Alvin Welcome. The hand-carved cabinetry and mirror frames are by Jonathan, a wood carver from La Ceiba.
