Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.

Guests are permitted access to the entire home, excluding an outside storage locker in the garage and a locked broom closet inside the house. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES NOT offer use of a golf cart. There are local vendors available to rent (with delivery) additional golf carts, if desired. It is truly a fun part of the experience.

POOL HEAT DETAILS: POOL COMING WINTER 2027!
****The pool is currently being added to this property. Expected completion date is NOVEMBER 2026. The home will be available for bookings in JANUARY 2027 WITH the completed pool, according to the renderings provided in the listing photos.****
- The pool's depth is 3.5' - 5.5'
- This is a saltwater pool with weekly treatments; better for your skin & bathing suits.
- This pool and spa are heated & cooled by a 140k BTU electric heat pump that can either cool or heat the pool, along with a separate 400k BTU gas heater for use during the coldest months.
- The pool can take up to 36 hours to heat to the desired temp.
- The pool and spa are monitored via an external control. Guests are not permitted to adjust pool temperature or other functions. Please communicate your requests to management and they will adjust for you. Failure to comply can result in fines or expulsion from the property.
- When choosing to add the pool heat – this cost will cover getting the pool to an average temperature of 83-84 degrees.
- DEC - APR: The cost to heat the pool during these months will be $50/day. Please notify management prior to your stay if desire the pool to be heated during these months.
- MAY - NOV: The cost to heat (or chill) the pool during these months will be $25/day. Please notify management prior to your stay if desire the pool to be heated during these months.
- The pool heating & cooling option is not always guaranteed and may be denied at the discretion of the homeowner due to extreme weather conditions, along with the limitations of the equipment, if applicable, in which case your heating/cooling fees would be refunded.
- There is to be NO jumping from the spa to the pool! NO glass in the pool. NO running. NO diving. Swim at your own risk. - Guests are required to complete a pool liability waiver prior to swimming in the pool.
- Please feel free to send a message to discuss your desired pool temperature if this is something you are interested in or if you are staying for an extended period of time.
- Temperature changes (hotter or colder) of the pool may take upwards of 48 hours to fully complete depending on weather conditions. Please make your request in advance of your stay.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Golf Cart: Be sure to make arrangements ahead of time to have a rental golf cart reserved for your arrival.

Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING inside the house or garage at any time. If guests smoke outside, they are not to leave any windows open while doing so and must properly dispose of remains and clean up thoroughly. Any damage to exterior furniture or flooring will be the responsibility of the guest to repair/replace accordingly. Violations will result in fines.

Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
