Sip coffee as the St. Johns River glows at sunrise, gather in the chef’s kitchen and great room, and end nights in the top-floor cinema (popcorn machine included). Primary suite on main; four additional bedrooms upstairs with shared balcony. No dock access (safety). Pool is sun-heated only. No parties or events. Quiet hours 10pm–8am. Rental agreement & ID required.

Potential fees if rules are broken:
• $150/person/day over occupancy
• Early arrival/late checkout (if approved): $50 (≤1 hr), $100 (1–2 hrs), $200 (2–3 hrs)
• Damage/missing items/extra cleaning/odor removal at cost + $100 admin
• $500 minimum for plumbing misuse (only TP in toilets)
