Gather round the gorgeous chef's kitchen, share a meal at the huge harvest table or simply lounge around the fireplace. With two unbelievable master suites (with ensuites), and four additional bedrooms, plus a lower level rec room, there is lots of space for the whole group.

Enjoy the private outdoor space with a full outdoor kitchen, hot tub, fire pit and lawn games.

LIVING + DINING ROOM + SUNROOM
With soaring ceilings and tons of natural light, the living room is the heart of the home. Sink into the enormous cloud like wraparound couch for some true downtime. There is a gas fireplace as well as a TV.

Off of the living room is a gorgeous moody dining room with a huge custom live edge wood table that seats 12. It is truly an amazing spot for a cozy meal together.

Behind the living room is the sun room. True to it's name, it is flooded with natural light and a perfect spot to sip your coffee and look at the rolling hills and forest surrounding the property.

KITCHEN
This fully renovated custom chef's kitchen has an enormous island for friends to gather round. There is a 36" gas stove, fridge, microwave, dishwasher as well as pots, pans, dishware, cutlery, baking sheets, wine glasses and most things you will need to enjoy lovely meals inside. We also provide BBQ utensils for grilling season.

We have both a Keurig and a regular drip coffee pot as well as an electric tea kettles. We provide ground coffee and tea bags to get your mornings started right! We also offer basic kitchen amenities such as olive oil, salt, pepper, aluminum foil and plastic wrap.

OUTDOOR SPACE / HOT TUB / FIREPIT / PARKING
The property is situated on 8 acres and is very private. Guests have access to all outdoor amenities. There is a deck off of the kitchen/living room. Off of the deck is the hot tub (towels are provided).

From there you can access the outdoor kitchen and massive pergola! There is a propane BBQ, Komodo Smoker, bar and table that seats 10. We also provide lawn games. Adjacent to the outdoor kitchen is the outdoor firepit with 6 Adirondack chairs - perfect for enjoying roasting marshmallows and hanging out.

Our Hot tub is inspected by a spa professional on a weekly basis to maintain optimal water quality. We also provide firewood and kindling for the fireplace. There is ample parking for many vehicles.

UPPER MASTER + ENSUITE
Upstairs there is a character filled master bedroom with a California King bed, huge TV (you can access cable and streaming apps), a desk/workstation, closet and an ensuite with a walk in shower.

MAIN LEVEL MASTER + ENSUITE
Off of the kitchen is an enormous second master. Complete with a King bed, separate seating area, huge TV (you can access cable and streaming apps) as well as an ensuite.

The ensuite has a soaker tub as well as a separate walk in shower. A perfect place to unwind and light a candle at the end of the day.

MAIN LEVEL GUEST ROOM + BATHROOM
There is a guest room on the main level with a queen bed, nice linens and a closet.

A shared full bathroom is located on the main floor that also contains laundry (detergent is provided).

Regular bath, face hand towels as well as hot tub towels are provided.

LOWER LEVEL REC ROOM
Walk downstairs and you will find a spacious den with a large couch, massive 75" TV, board games and more. It is a great spot to catch the game or let the kids hang out while the adults are upstairs! This area walks out to the backyard as well.

LOWER LEVEL BEDROOMS + BATHROOM
There are three bedrooms on the lower level. The first has two queen beds. The second is the "Bunk Bed Room" that has two twin over full beds with a big TV in it and the third has two twin beds.

There is a bathroom with a tub/shower surround that is accessed through two of the bedrooms.

LOCATION
Located a 7 minute drive to downtown Ellicottville, you have the perfect mix of being well located, yet secluded in nature. Here are distances to local places:
