The home comes with two assigned parking spots that are labeled with the corresponding address. There are no additional spots available besides very limited street parking (along cul-de-sac and outside the gate of Atomic Ridge) which is first come first serve. We strongly suggest only bringing two cars.

Missionary Ridge is known for its Civil War monuments and they are just a short walk from our home.

An easy 7 minute drive will bring you to Chattanooga`s hip Southside scene while 15 minutes away is historic Lookout Mountain where you can enjoy Rock City, Ruby Falls, and the Incline. Hiking, biking, kayaking, and many more outdoor activities are within a 15 minute drive. Don`t forget to check out the historic site of the Battle of Missionary Ridge just a short walk from Atomic Ridge.

A brand new coffee shop just opened as well called Sleepyhead Coffee just 2 minutes away down the ridge. Be sure to check it out! It`s amazing!

Our home has one dedicated parking space and one guest space in the community. Any additional vehicles may park along the street if space is available. Parking is closely monitored by residents so please be courteous and only use your 2 available spots.

The hot tub will need to be in ST mode to warm up. To change the setting: press the 🔆 (second button from left) then the 🔽( down arrow) to toggle between modes. When ST mode is shown press the 🔆 to select. Next raise temperature to desired number and wait for temperature to rise.

We strongly suggest only bringing two cars. If guests are parked in spaces assigned for another address, they could be subject to towing.

While enjoying your stay in this Airbnb, we recommend taking a few simple precautions to ensure a comfortable experience and to minimize the appearance of ants. Keep food sealed in airtight containers, clean up crumbs and spills immediately, and dispose of trash properly. Avoid leaving food in sleeping areas. Your cooperation helps maintain a pleasant environment for everyone!

- If dishes are not started before checking out, there will be a charge of $25.00.

- If trash is not taken out before checking out, there will be a charge of $25.00.

- No more than 9 maximum guests will be allowed. Undisclosed additional guests will result in a penalty of $200/guest.

-We will not accept any last minute alterations made to the reservation within 7 days of booking.

- Please keep 1st floor and 2nd floor on the same mode setting (HEAT or COOL). If they are on separate settings, the system could freeze. Feel free to change temperature. 3rd floor is its own setting.

- No pets allowed.

- No events unless permission given by owner.

- Commercial photography and filming must have approval by owner.

- No pets are allowed. - If any policy (including events or pets) is violated there will automatically be a $150 charge and be reported to Airbnb for possible termination of reservation.

-Left Behind Items: Guest is responsible for all shipping costs, plus a $50 convenience fee, for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 7 days will be disposed of at the discretion of Owner.

- Our hot tub cleaning company comes on Tuesdays to coesn the hot tub. It only takes 30 minutes and you do not have to be home as they stay outside.

- Please note that this unit can not receive mail and there is no key for the mailbox on site.

WAIVER OF LIABILITY FOR HOT TUB AND AMENITIES: Guest understands that there are special health risks that may be involved in using the hot tub, as well as safety risks using other areas of the home (fire pit, barbeque as examples). In particular, he or she understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 degrees Fahrenheit for personal safety. Guest agrees to explain the risks of using the amenities and hot tub to any guests at the home and to be fully and solely responsible for any accidents, medical conditions or injuries his or her guests may incur. Guest understands the risks discussed above and agrees that he or she will assume all responsibility for his or herself and their guests for the consequences of those risks.

Guest agrees to waive any claim whatsoever against Owner for accidents, medical conditions or claims arising from his or her own use or guests’ use of the cabin amenities or hot tub. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the hot tub/home amenities and its support equipment through his or her own or guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, neglecting to extinguish all fires in the grill or fire pit, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow.
