Welcome to the Slopeside Retreat in Downtown Breckenridge. Featuring an unbeatable location at 250 Ski Hill Rd, this 2-bed + loft, 3-bath condo combines modern upgrades with comfort and convenience. With luxurious décor, premium linens, and direct ski-in access from Four O'Clock Run, you're just a block from Main Street and a 5-minute walk to the Breck Connect Gondola. The MyFreeRide bus stop is only a 2-minute walk away, providing quick access to Peaks 7 & 8. Free parking for one car, high-speed Wi-Fi, and cable TV are included.
Please be aware that the HOA will be updating the common area interiors of the building. This essential project will improve the aesthetics of the building, but may indicate clutter, dust and odors in the interior common areas at times during the project. Workers will be working Mondays through Saturdays between 8:00AM and 6:00PM. The contractors will be tidying up daily and common areas will be safe during and after each workday. The work is intended to be minimally disruptive throughout the process.
Proximity: This condo is ideally situated just a 5-minute walk (0.2 miles) from downtown Breckenridge, where you'll find shops, restaurants, and a lively mountain atmosphere. For skiing, it's only a 1-minute walk to the nearest MyFreeRide bus stop, offering quick access to Peaks 7 and 8 at Breckenridge Ski Resort. After a day on the slopes, enjoy Breck's renowned après-ski scene just steps from your door.
Living Room: Cozy up in the living room, where an electric fireplace and flatscreen TV set the scene for relaxing evenings. The plush sofa, comfy chairs, and leather ottomans offer plenty of seating for movie nights or fireside chats.
Kitchen & Dining: The kitchen is fully equipped with everything you need, including a refrigerator, stove, oven, microwave, dishwasher, toaster, and cookware. The dining area seats 6, with 2 additional barstools at the breakfast bar, perfect for gathering before or after a day of adventuring.
• A traditional drip coffee maker is provided
Bedding Configuration: 2 Bed + Loft, 3 Bath -
• Master Bedroom (Bottom Floor): King bed, flatscreen TV, closet, dresser, and ensuite bath. The ensuite bath includes a single vanity with shower/tub combo.
• Second Bedroom (Top Floor): Queen bed, dresser, closet, and flatscreen TV. This room shares a full bath with the loft.
• Additional Sleeping Area (Top Floor): Queen-over-queen bunk bed with queen trundle, flatscreen TV, and dresser. This area shares a full bath with the second
Balcony: A private, covered balcony with seating for two provides a cozy space to enjoy your morning coffee or evening glass of wine.
Laundry: A communal laundry room is located on the second floor of the building, just outside the unit.

• The pool and hot tubs are located just a few steps from the condos. They may occasionally close for maintenance, and are subject to close routinely in the off-seasons for maintenance, generally end of Apr - May & Sept - Oct; they are managed by a third-party company.
Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.
4WD/AWD/Traction Devices are highly recommended during the winter months. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.
