12-bedroom villa just 20 minutes drive to Walt Disney World, 9 min to Old Town

This luxurious villa in BellaVida Resort, Kissimmee, offers an exceptional vacation experience near Disney World and most Orlando and Central Florida attractions, shopping, and dining. The newly built and fully furnished home, completed in August 2023, features 12 bedrooms and 11.5 bathrooms. Each room is uniquely decorated, providing a comfortable and stylish ambiance. The highlights include an upstairs loft converted into a private cinema with a Star Wars theme, a full game room with dry bar, a magical princess kingdom-themed bedroom with a castle bunk bed, and a deep ocean-themed master suite with a crib. Additional themed rooms upstairs include a Harry Potter-themed bedroom with twin beds and a Batman-themed bedroom, also with twin beds.

Our luxurious property comfortably accommodates up to 30 guests, assuming a mix of children and adults, offering ample space for large families, groups, or special events. Each of our 12 bedrooms is designed for comfort and privacy, ensuring a pleasant stay for all our guests. Instead of setting a strict guest limit number ourselves, we encourage you to consider the bed arrangements listed and judge if the property suits your group. Personal guest amenities are capped at 21 headcount.

Our property provides sufficient parking space for up to 5 vehicles. Please plan accordingly, as street parking within the community is strictly enforced and not allowed. If you require additional parking, there are a few visitor parking spots within the community available on a first-come, first-served basis. Additional parking is not available.

As a guest in BellaVida Resort, you’ll also enjoy access to a wide range of resort amenities that complement your stay, including two heated community pools, scenic walking trails, a well-equipped fitness center, and more. The resort also features peaceful fishing ponds, providing a relaxing space for those who enjoy the outdoors. Additionally, you can step right outside our back door and take a peaceful walk along the resort's jogging and walking paths, with a pond right behind the property.

Whether you want to relax at the resort or enjoy the nearby attractions, there’s something for everyone to enjoy.

-1- Wyze Smart Doorbell is installed at the front entrance, capturing activity at the door and part of the driveway.
-2- Wyze exterior camera monitors the side of the house where the water heater, pool equipment, and other outdoor systems are located. This area is not part of the guest space, and the camera does not capture any private or recreational areas. Guests are not expected to this side of the property.
-2a- Please note that the pool filtration, furnace, and pump equipment are off-limits to guests. If you experience any issues with the water heater, A/C, or electrical systems, let us know right away, please do not attempt to repair or adjust them yourself.

Property Additional Amenities for a Fee

Free BBQ Rental – State-of-the-Art Gas Grill
Enjoy complimentary use of our five-burner gas BBQ, featuring an additional side burner for versatile cooking. The grill will be fully serviced, cleaned, and ready to use, with a left over gas tank provided for your stay.

Guests are responsible for gas refills, which can be easily exchanged at nearby Walmart self serve station. Please note: If the tank is missing at checkout, a $105 replacement fee will apply

Pool & Spa Heating: $35 per night, with a minimum of three consecutive nights, or a flat $70 for a one-day-only option.

Pool Heating Policy:
The pool is heated to 85°F, warmer than most resort pools (78-82°F). It may feel cool at first, but you'll adjust once swimming. The spa heats to 95°F in Spa Mode, which you can activate using the timer on the wall. I can turn heat on and off remotely for added flexibility. The pool and spa temperature cannot be changed.

Pool Equipment and Control Panels are off-limits to guests. Please do not attempt to make changes, as the pool is monitored remotely. The Spa and Lights Timers are located on the pool deck and inside the wall, one behind the other.

Check-In and Check-Out Information:

Check-In: Our standard check-in time is at 4 PM. Early check-in is available upon request, but it is subject to the property's availability from the previous day. This allows our cleaning and maintenance team the necessary time to properly prepare the property for your stay. If you arrive early, feel free to enjoy the resort clubhouse and all its amenities while you wait.

Check-Out: Check-out time is 10 AM. Late check-out requests are also subject to availability and whether we have incoming guests. This schedule ensures that our team can efficiently clean and prepare the property for the next guests. If your departure is later in the day, you're welcome to continue enjoying the resort's amenities until you leave.

Amenities at the Property:

- Linens and Bathroom Towels: We provide towels specifically for bathroom use. Please bring your own towels for pool, beach, or waterpark activities. Using the bath towels to dry off chlorine water can cause yellowish stains, which make them look worn and less appealing.

- Basic Supplies: Starter quantities of shampoo, conditioner, soaps, trash bags, toilet paper, and paper towels are provided at the property.

These supplies may not be sufficient for the duration of your stay or your entire group, so we recommend purchasing additional items as needed. A Walmart Super Center is conveniently located nearby, offering a wide range of products and merchandise for your Disney and Florida trips.

There are two sets of washers and dryers available at the property, along with laundry soap and fabric refresher to keep your towels and clothes fresh throughout longer stays.

Housekeeping and additional cleaning are available upon request by a fee. Please note that for these services, someone in your party may need to stay during the cleaning, which typically requires at least 6 hours or more.
