The Den at Nolin-Lakefront Home in Linwood Estates

Enjoy this peaceful lakefront home relaxing with family and friends. This home is located within a few hundred feet from a boat ramp and only 20 minutes to Leitchfield, KY. Take in the lakefront wooded views while sitting on a multitiered deck or inside from the sunroom full of windows. Many memories to be made with your family.
The space
Open concept living area on the first floor. Living room has a large sectional and rocker/recliner; the kitchen island has 4 counter stools; 1 full bath. A sunroom is located right off the kitchen complete with a coffee bar, additional sitting area, and dining table. A spacious covered/uncovered deck is located off of the sunroom with patio furniture, picnic table, and barbeque grill. The backyard has 2 fire pits, gravel path to the lake, a tree swing, and plenty of room to play. All 4 bedrooms, 1 full bath, and laundry located on the top floor. There are 2 master bedrooms with queen sized beds (one bedroom has an office space), and 2 bunk rooms with a queen, full, and twin sized beds in each (each bunk rooms can sleep 5 guest). There are 5 smart tv's throughout the home. There is a covered top deck with patio furniture. There is plenty of parking in front of the home and across the street in front of the owners pole barn (guest will not have access to pole barn).
Guest access
Access to the entire home except for 2 owner closets; pole barn, and shed.

All levels have outdoor access doors

Please be mindful of the other PERMANENT residents who live in the subdivision and keep noise to a minimum after 10:00pm.
Other things to note
-No dock access. Docks are private property and renters are not allowed on the dock per the Army Corp of Engineers at Nolin Lake. Given this is an Army Corp of Engineer Lake, from October 15th to March 1st the Corp draws down the water for winter pool, leaving our cove dry. Directions to alternate ramps can be provided.
-Firewood provided for $8 per bag. (2 fire pits on property)
-Security cameras on the premises for the protection of our guests, neighbors, and property.

LONG TERM STAYS
-A starter pack of toiletries, trash bags, dishwasher detergent and laundry detergent is provided which should accommodate approximately a week. If your stay is longer than a week, you will be held responsible for replenishing these items during your stay.
-If additional cleanings are needed, they would need to be arranged ahead of your stay and would be an additional charge.
-Trash is collected on Monday. Please have it in the bin and ready Sunday evening.
