Our home is a thoughtfully decorated 3-bedroom that encapsulates the essence of Austin's unique charm and character. From the moment you step inside, you'll be surrounded by a warm and inviting, nostalgic atmosphere that embodies the city's eclectic spirit.

As you explore our charming residence, you'll discover a meticulously designed space that blends modern comforts with Austin's signature flair. The living areas are spacious and inviting, offering plenty of room to relax and unwind after a day of adventures. Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

House Rules:
- Occupancy [ 6 ]
- No pets allowed.
- Smoking is NOT allowed.
- Fireworks are not allowed.
- Parties or events are NOT allowed.
- Quiet hours are from 10 PM - 7 AM.
- The primary guest must be at least 21 years old and present for the entirety of the stay
- Please place the covers back on the Cowboy Pool and the grill after each use.
- Unmonitored Cowboy Pool: SWIM AT YOUR OWN RISK. No glass in or around the pool area.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- There are animals raised by locals near the property. Should they cause any noise disturbance, please notify us promptly.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

Parking Passes:
Please ensure the parking passes provided are not lost or taken, and remember to return them before your checkout. A $250 fee will apply for unreturned/lost passes.

HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
