This is a quiet residential neighborhood with the wonderful charm of mature tall trees all throughout. A perfect neighborhood to walk or run for exercise. Quiet hours are strictly enforced as maintaining the peace and respect of neighbors is essential.
Conveniently located next to grocery, local bars, live music and a short drive to all the major attractions such as downtown and the airport.
Parking for 5-6 cars is available in the large driveway. The property is easily accessible. If traveling for more than a few days, a rented vehicle is highly recommended to enjoy all of what Austin has to offer. Uber trips downtown can range from $20-$40 depending on the size.
Please be mindful of our neighbors during your stay. The property’s quiet hours from 11PM-8AM are in place to ensure that you and our whole community can enjoy a restful night’s sleep. We are dedicated to protecting our guests and neighbors from bothersome levels of noise. In an effort to do so, this property is equipped with NoiseAware technology. NoiseAware is 100% privacy compliant and is required on this property.
NoiseAware monitors sound levels (but does not record any sound or image). NoiseAware will notify the host of any excess sound levels outside of quiet hours. Any attempt to remove NoiseAware device or ignore quiet hours will result in guest cancellation and being escorted off property immediately.
For the safety of our guests, we have 4 video surveillance cameras located outside the property monitoring all the entry points of the house.
There is a pool/hottub maintenance person that arrives on Tuesday and Friday each week. He drives a grey truck, knows not to disturb the guests and stays on the outside only to tend to the pool and hottub.
Fun is absolutely encouraged, and the majority of our guests have no issue and an amazing time. With that said, respecting the peace of the neighborhood is extremely important, so we do ask of the following from our guests:
1. Quiet Hours - No Loud Music or Excessive Noise between 11PM - 8AM.
2. Parking is only allowed in the driveway or designated overflow spaces. No parking allowed in front of neighbors` houses.
3. If you bring more guests than are reflected on your reservation, you will be charged a $500 fee for each additional guest and may be asked to leave the property without refund. House parties are strictly forbidden and will result in police escort off of the property.
4. No early check in or late check outs unless discussed previously. Late check outs will result in $200 fee for every 15 minutes late.
5. Pets are not allowed. If an unauthorized pet is discovered, a $500 pet fee will be charged.
6. Any damage to property will be the financial responsibility of the guests and may be assessed from the security deposit or additional charges.
7. If Smoke Odor is found indoors, a smoking fee of $750 will be charged
8. Pool and Hottub are cleaned and chemically balance prior to arrival. If additional cleaning is requested during your stay due to heavy use, a $250 fee will be charged.
9. All loss valuables are the sole responsibility of the Guest. Blue Bird will not be held responsible for any loss items.
GUEST RENTAL AGREEMENT
This Guest Rental Agreement (the “Agreement”) is made by and between Blue Bird Housing LLC dba Blue Bird Haus (“Blue Bird”), Tray Lucero and GUEST, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property Damages. The property is furnished with household appliances, furniture, decorations, artwork, linens, towels, kitchenware, audio/video equipment and personal property. It is the Guest’s responsibility to inspect the property, furnishings and amenities upon arrival and provide Blue Bird with written notice of any deficiencies or damages no later than 7:00pm on the day of arrival. Guest acknowledges that they could be held liable for unreported damages.
2. Maximum Occupancy. The maximum number of guests is set forth in the rental reservation. An additional charge of $500 minimum per person per night for guests in excess of those permitted as set forth above. In the alternative to the additional charge, Blue Bird, in its sole discretion, may terminate this Agreement resulting in an immediate cancellation and Guest will forfeit all monies paid, including rent, cleaning fees and deposits.
3. Term of the Lease. The rental period begins at 4pm on the date in the rental reservation and will end at 10am, on the check-out date. No early or late check will be allowed unless previously agreed upon.
4. House Rules. Guest agrees all guests on the property shall abide by the House Rules attached as Addendum A at all times while at the property. In the event of violation of this Agreement or any of the House Rules, Blue Bird reserves the right to terminate this Agreement resulting in an immediate cancellation and Guest will forfeit all monies paid, including rent, cleaning fees and deposits.
5. Noise and Video. Guest understands and agrees that external entry points may be monitored by video and decibel levels may be actively monitored throughout property by noise detection technology during the stay and specifically during quiet hours from 11PM-8AM.
6. Access. Guest shall allow Blue Bird access to the property for purposes of repair, emergency inspection, and includes necessary maintenance to outdoor amenities such as, but not limited to pool, hot tub and lawn care.
7. Rental Rate and Fees. The rental rate shall be as stated on the booking platform.
8. Security Deposit. Guest shall deposit a security deposit per the terms of booking platform for any damages to the property. Said security deposit shall be returned to Guest after departure, less any deductions for damages. In addition, should said damages exceed coverage, Guest hereby assumes all liability for reimbursement to Blue Bird for any damages caused to the property during a Guest’s rental period.
9. Condition of Property. Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay a cleaning fee as reflected on the booking platform which includes normal “turn” cleaning. Guest agrees that charges for cleaning in excess normal cleaning shall be deducted from the Security Deposit, at Blue Bird’s sole discretion. Guests also agree to leave the property in good condition with all amenities and furniture in the same place as they were located upon Guests arrival.
10. Cancellation Policy. Guest may cancel according to the cancellation policy listed on the platform of booking. Travel insurance is strongly encouraged. No refunds will be given in the case of power outage, water outage, gas outage or internet outage, sickness, travel delays or bad weather including natural disasters such as hurricanes, flooding and wildfire.
11. No Assignment or Subletting. This Agreement shall not be assigned, nor the premises sublet without the prior written consent of Blue Bird. In the event of a violation of these terms Blue Bird, in its sole discretion, may terminate this Agreement and Guest will forfeit all monies paid, including rent, cleaning fees and deposits.
12. Indemnification. Guest agrees to indemnify, defendant and hold harmless Blue Bird, and its agents from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property.
