Welcome to the "Surf on Turf Carriage House"! This charming studio style carriage house ready to welcome 2 guests and is located in the highly sought after Seacrest Beach Community. Not only is Seacrest conveniently located between Alys and Rosemary beaches, it also is home to a 12,000 sq ft lagoon style swimming pool, shops, restaurants, and private beach front.
Climb the exterior stairs up to the second floor deck to access the Carriage House. Open the door to a romantic, studio style apartment with a fully stocked full sized kitchen featuring stainless steel appliances. Snuggle up for the night in the king sized bed, or get cozy on the loveseat and catch up on your favorite shows. Enjoy a cup of coffee on your own private balcony. Freshen up after a long day at the beach in the beautifully remodeled bathroom.

THE SPACE
Take a much-needed break and relax in this sunny and inviting studio style apartment. As soon as you step in, you'll be greeted with natural light that floods through the large windows and private balcony. Whip up your favorite meal from the fully-stocked kitchen featuring cooking essentials, counter seating, and a Keurig coffee machine. After your delicious home-cooked meal, lounge in the comfortable king sized bed and catch up on your favorite shows on the smart TV using Chromecast. The modernized bathroom features white tile and all the necessary toiletries you'll need for a comfortable stay.
Please note: This carriage house is located on the same lot as a main house. They are listed separately and can be reserved by separate parties. Guest access is limited to their reservation. Guests renting the Carriage House will NOT have access to the main house and main house guests will NOT have access to the carriage house.
The shared areas include: stairs up to the carriage house entrance, which are shared with a 2nd floor deck of the main house, outdoor shower, and bike rack. The carriage house does NOT include garage parking unless arrangements have been made with the host. There is a concrete parking slab available next to the garage. Additionally, this carriage house does NOT have a washer or dryer or a dishwasher.
COMMUNITY AMENITIES
-12,000 sq ft lagoon style community pool -- Centered within the community is the Seacrest Lagoon. This 378,000-gallon pool is one of the largest private pools in the state of Florida, and is open year-round from 9am – 9:45pm for guests. At present, our amazing lagoon pool is heated only by the sun.
- The amphitheater is a grassy area where concerts, movies, and weddings are held. It is also great for a pick-up game of Bocce or Frisbee throwing.
- Deeded beach access -- Seacrest Beach enjoys a deeded beach access at the entrance of the neighborhood, across Hwy 30-A, through the Sunset community. Seacrest residents and guests may walk through the pedestrian boardwalk, or ride the tram through the easement.
- Tram Service directly to beach -- From March through October, the Seacrest Tram service offers transportation to and from the designated tram stops in the neighborhood to the beach or the Lagoon. Simply walk out your front door go to the nearest tram stop and then call for pickup. The tram will arrive within fifteen minutes. The tram starts running every day at 9:00 AM and the last pickup from the beach is 5:30 PM seven days a week.

You have easy access to the worlds most beautiful beaches and are conveniently located to all the best restaurants, shopping and entertainment. And you are just a short drive away from the local favorites that include: Inlet Beach, 30Ave, Rosemary Beach, Alys Beach and all of the amazing hot spots located in the Seacrest Beach community. Seacrest Tram stops are located throughout the community. The tram will transport you across the road (Highway 30A) and drop you off at the entrance of Seacrest's private beach access. (Please note the beach tram runs from March-October).

HOUSE RULES
We require third party verification via Super Hog. We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification. Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
Required Documents. Rental agreement must be signed and the primary guest must submit a picture of photo ID prior to arrival in order to gain access to the home.
Age Requirements. You must be at least 25 years old to book. One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.
Occupancy. This Rental Property has a maximum occupancy of 12 persons. At all times, the maximum occupancy is the number the home sleeps, including infants.
Cancellation Policy. Guest receives 100.00% if cancellation occurs at least 30 days before arrival; Guest receives 50.00% if cancellation occurs at least 14 days before arrival; No refunds within 14 days of arrival.
Parking & Amenity Passes. Parking passes are required for all vehicles on site. Security actively monitors the neighborhood. Amenity Wristbands are required for access to the pool, tram, and beach.
Bikes. We offer complimentary bikes with your reservation. A signed waiver is required.
Arrival Time. Check-in time is after 4:00 p.m. CST. Check-in will take place at the property. Management will use reasonable efforts to have the property ready at check-in time, but during peak season cannot guarantee the exact time of occupancy. During peak season, we cannot offer an early arrival time.
Departure Time. Check-out time is at 10:00 a.m. CST. Check-out will take place at the property. During peak season, we cannot offer a late checkout time.
Smart Locks. Guests will access the home using a smart lock. A unique code will be sent with check in information prior to your arrival.
Communication. Your host is available via booking messaging, email, phone and/or text. We also have an emergency contact located close by if needed.
Noise Ordinance. Per Walton County - Quiet Hours are from 9:00 pm - 8:00 am. Events are not allowed. Guests may not have parties, host events, make loud noise or do anything that could disturb the neighbors.
Smoking. No Smoking allowed. Smoking in any form are not permitted. No exceptions will be made.
Pets. No Pets allowed.
Linens. We pride ourselves in offering high quality, luxury towels and linens for our guests. Guests will be subject to paying for the replacement of any stained towels and/or linens.
Damage. Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents.
Golf Carts. Golf carts are prohibited in the Seacrest Beach Community, except for property owners. Security actively monitors the neighborhood.
