Just half a block from the beloved 44th Street Beach and within walking distance to local favorites, you can park in the garage and explore like a local, on foot or by bike.
LIVING/DINING AREA: - Sofa - 2 upholstered side chairs - TV - Sliding glass door opens to the back balcony
KITCHEN: (Remodeled in 2023) - Fully stocked with dishes, utensils, cookware, and bakeware - All major appliances; small appliances - Barstool seating - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
OUTDOOR LIVING: - Back Balcony: small patio table w/ seating for 2; additional seating; propane gas BBQ grill
ALSO INCLUDED: - Wi-Fi - 4 low-profile beach chairs - wall heater; ceiling fans in all rooms - hair dryer - iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
EXTRA SLEEPING ACCOMMODATIONS: To fulfill the maximum occupancy, 2 twin trifold floor mats are provided, along with extra linens/pillows. (The floor mats are better suited for children.) Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of mats. Make arrangements in advance to ensure delivery in time for the guest's arrival. Contact our office.
LAUNDRY: Shared laundry facilities are located in the garage; guests must provide their own supplies
PARKING: One parking space in a double-car garage; Fits compact to medium-sized vehicles; small SUVs; Accessed via rear alley; General neighborhood street parking can also be utilized when available (metered and unmetered).
LOCATION: Best of all is the proximity to the popular 44th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery stores, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6 miles along the peninsula, is the best way to explore the town on foot or on a beach cruiser. Guests can park their cars and not use them again until departure day!
ALSO: During the summer months, the entire property - both upstairs and downstairs units - is connected and available for weekly bookings to accommodate larger family groups in 5 bedrooms/4 bathrooms. See separate listing or contact our office for more details.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

Small but nice. Little 2 bedroom, 1 bath with a living room and kitchen. Theres a balcony with a little gas grill. Worked just fine. Had the upstairs portion. Suite B. Like a 3 min walk to the beach. The beach was nice. More of a shore break so kids could t really play in the water to deep. Surfers seemed to of liked it. We packed up and drove to the peir 1 morning to teach the kids how to surf a d play in the water. Only a 5 minute drive but a 20 min walk. Overall it was nice, lots of houseware amenities. The only downside is the garage is tight! My extended cab truck BARELY fit, you share it with the downstairs rental tenant.
