Bedrooms & Sleeping: Two master suites on opposite ends of the home for privacy, 2 guest bedrooms, and a kids room off the master suite with 2 bunk beds. Sleeps up to 9 guests comfortably.
Living Areas: Open-concept living with tastefully furnished seating, large sectional, and plenty of space for relaxing or entertaining.
Kitchen & Dining: Fully stocked, modern kitchen with breakfast bar and separate eat-in dining area. Everything you need to prepare meals at home.
Backyard Oasis: Optional heated pool, lounge chairs, yard games, and custom fire table perfect for cool Arizona evenings.
This home is designed for families or groups wanting fun, relaxation, and comfort in a prime Scottsdale location.

No Garage access. Guests have full access to the home and backyard.

NOT A PARTY HOUSE!! No loud parties or disruptive behavior will be tolerated at all. Your welcome to have fun but please remember that the people around you are not on vacation and must be respected at all times.
Quiet hours are nightly at 10 PM and strictly enforced. No loud outdoor activity is allowed past this time.
No smoking. Any signs of smoking will result in a $500 fine.
Booking party must be at least 25 years of age.
Pool can be heated for an additional fee of $75 per day or $350 per week. Must give host at least 72 hours advance notice for pool heating and a payment request will be sent through airbnb.
IMPORTANT: This property fully complies with the city of Scottsdale rules, regulations, and ordinances regarding short-term vacation rentals. Pursuant to Arizona state law §33-1806.01 / §33-1260.01 we are required to provide the HOA and the city of Scottsdale with occupant information and contact data and related vehicle data.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona recently enacted a state law §33-1806.01 / §33-1260.01 which enables cities and HOA's to obtain information about short-term renter's contact data, group composition, and vehicle data.
An online occupancy portal has been established to make the process of providing your group's information easy, and to take very little time.
* The primary renter must be 25 or older. ID verification is required for all renters.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy is required prior sending out arrival information.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.
* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
