Great welcoming home.
Had 12 of us stay comfortably and it could easily hold many more. The pictures are accurate at how many true bedroom spaces. It was welcoming with plenty of areas to for the family to gather and visit and eat. The owner always gave immediate responses. I am glad I rented it for my family for my son's wedding.

We had a great stay after we fixed problems with the upstairs air conditioner. They replaced it so you should have no problems 😉. The place was clean, and the pool was wonderful.
We had a large family (28) from infants to elderly and knowing the bed arrangements was important for me to plan, and I found their descriptions to be contradicting, and then incorrect once we got there. Here are my notes below as of July 4th 2024 in case it serves you

There were only 4 forks for 32 people. The air condition broke down but they did get it fixed plus they shipped us new forks the next day. They also never gave us enough sheets, blankets and towels for all 32 of us. Plus the listing of how many beds is very confusing and they couldn't even confirm what size beds were in what location. They also didn’t give enough toilet paper or paper towels for a week rental with 32 people. Pull out was disgusting and sheets were stained. Elec circuit in kitchen was broke. Dish washer quit working. A lot of the furniture was broken. outdoor table/chairs, dining room chairs, bunk beds and two regular beds. Bad stains in carpet. Coffee maker and bender did not work. Stovetop cracked. Only three dish washer tabs. Not enough bath towels. Only one dish towel. Windows were dirty throughout. A lot of lights did not work. Many walls were repaired but not painted. Needs a lot of maintenance work. But we did enjoy our Christmas vacation with our large family of 31 people.

Good location not so great home.
When we arrived the code to the front door did not work. We had to go around and get in through the back door. None of the queen or king beds in the home had any comforters, They only had sheets on the bed. There were also roaches in most of the rooms. When we pulled out the lower trundle beds there were roaches on them. We messaged the host about the roaches and asked them to bring blankets. They dropped off 3 small throw blankets from Walgreens. Also the hot tub was oily, half way full, and full of dirt. Overall the rental has potential to be a great rental, but the current condition is very poor. I am not the type to leave poor reviews but these things need to get addressed before anyone else has the same experience. There was plenty of parking, and location was great. Close to lake Travis and 17 minutes to lake austin boat ramp. There was also a wall unit a/c in 3 of the rooms and 1 of them did not work at all. If all of these issues were taken care of we would potentially book the home again.
We booked this home through VRBO for a birthday celebration and were extremely disappointed with our experience.To start, we weren’t allowed to check in at the scheduled time because the property was still being cleaned. Once we got inside, we quickly realized the house was incredibly hot — there was no air conditioning in the common areas or downstairs, which is where most of the living space is located.Most upsetting, the birthday girl’s bedroom was unbearably hot for two nights, making it nearly impossible for her to enjoy her stay. On top of that, the downstairs toilet didn’t flush, adding to our frustration.We contacted the property manager several times, but the responses were slow and the issues were never actually resolved. The A/C issue in particular was brushed off until finally, we were told someone could come fix it at noon — an hour after we were required to check out. Completely unhelpful.We were told we’d be compensated for having to stay in a sweltering house, but after that, the host stopped responding altogether.VRBO guests deserve better. This stay did not meet basic expectations of comfort or hospitality, and I would not recommend this property to anyone — especially not for a special occasion.

The property was unacceptable.When we first arrived, our initial impression was that maybe someone had just left and the home hadn’t been cleaned. There was broken furniture on the front lawn along with a pile of garbage. The back door had a broken, loose deadbolt that could be pushed open with enough force, which made us feel unsafe. The pool gate was rusted and broken.At first glance, the property seemed okay as we walked around, but then we began to notice more issues: roaches inside the house, damaged doors, dirty trash cans, several bathroom doors that didn’t lock, and an A/C system that felt very unreliable. Some of the furniture, like the sofas, had visible stains. Despite these concerns, we still tried to make the best of our stay.The final straw was when my family went to the pool and a nearby HOA resident approached us. She informed us that the trash on the lawn had actually been left there by the owners, though they tried to pin the fines on previous renters. She also told us that this property used to be a “traphouse” where sketchy activities occurred. Aparently she had also been trying to the property shut down cause of sketchy things happening and wasn't successful. Hearing that—while staying here with young kids—was frightening and unacceptable. No guest should have to discover something like that from a neighbor.The owners were amazing when we were in contact with them but obviously no renter wants to be put in a position like this or feel threatened.
