Our home is perfect for relaxing and having lots of fun activities nearby such as rail trails, farms and much more. We are close to several winter themed activities. See the amazing list in the photo section. We are a 15-minute drive from Vassar hospital and Marist colleges. 3 miles to Suny New Paltz and about 3 miles to the thruway.
The space
12 guests · 5 bedrooms · 7 beds · 2. baths. This price includes up to 4 guests. additional guests there will be $50 fees, for each guest per night. There is also a pet fee of $75.plus $125 extra deep cleaning fees. No more than 30-pound dog read below.
This lovely home (2,000 sq ft) is perfect for friendly, warm family gatherings, and holiday weekend getaways. The grand entrance has high ceilings gives you that welcoming feeling. To the left, bedroom #1 with ceiling of the 1900s.
kitchen granite counter space, tile backsplash, island with seating w/roll-out drawers, oven star 6 burner gas cooktop stove, as well as many of the accouchements that you may need to cook a delicious family meal, making this a family favorite home for the holidays.
You have enough space to seat 6 people. There is seating for 6, but room for more if you need it.
Great room
Is open through to the kitchen so you can be involved in the conversations or the entertainment that is going on. You can enjoy the beauty of the wood burner fireplace. There is also a 55" Smart TV. We have Wi-Fi TV. You also can access to Netflix by login to your account. There are other apps for you to sign into as well. Come spring and summer, you will be thrilled to open the doors to the porch allowing the fresh air in or to just sit and listen to the birds.

2nd floors and is perfect for relaxing on the lounge, reading a good book, and enjoying the view from the windows.

Pet Agreement for Angie's Property:
It is our pleasure to have you spend time at Angie's property.
We know that your fur babies are part of your family! We require all guests who would like to bring their pets along to read and accept the pet agreement below.
Guests agree to the following terms and conditions regarding their pet during their stay at Angie's Property. The total charge for the pet for the duration of stay. There will be a $75 charge per pet for the entire stay Plus a $125 for extra cleaning for future Guests allergies,to pets . pets not allowed on the beds or cough.
1. We only allow small size dogs up to 30 pounds
2. Maximum number of dogs: 2
3. Guests agree to keep their pet under control at all times
4. Guests agree to be with their pet 100% of the time when they are inside the home and/or outside on the grounds Angie's property
5. Guests agree to not leave their pets alone at Angie's property unsupervised.
6. Guests agree to adhere to local ordinances to have their pet on a leash while outside. There is no fence around Angie's property and our next-door neighbors have dogs.
7. Guests agree to clean up after their pet and dispose of their pet’s waste properly and quickly
8. Guests agree to not leave food or water of any kind outside on the grounds of Angie's property as it will attract unwanted animals to the area.
9. Guests agree to not allow their pet to be on the beds or couches of the home (this will minimize the amount of dander and fur in the house as the owner is allergic)
10. Guests agree to keep their pet from being noisy (loud barking) and engaging in aggressive behavior to annoy others in the neighborhood and will remedy immediately any complaints made by the owner or cohost
11. Guests agree to pay for any damage, loss, or expense caused by their pet
12. Guests agree to pay a $75 pet fee per pet for each guest’s stay through the vrbo or Resolution center
13. The guests agree that the Owner reserves the right to revoke permission to keep the pet at Angie's property, should the guest/pet break the agreements above.
Please read the Waiver of Liability below and agree to it, in order to use these amenities during your stay. The references to "i" or "Releasor", or me, refer to you as the guest. The reference to "Releasee" refers to the owner.
Short Term Rental Release and Waiver of Liability and Indemnity Agreement for the property:
Condition and Use of Property:
The property is provided in "as is" condition. The owner shall use his/her best efforts to ensure the operation of all amenities on the property, such as internet access, cable tv access, and fireplace as applicable.
The owner will make every effort to correct any issues, however, the guest must report the issue to the owner and/or cohost as quickly as possible.
Guests acknowledge that the use of amenities such as tub, fireplace, deck, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such risk is at the guests' own risk.
I hereby for myself, personal representative, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, Releasor, "I" or "me", which terms shall also include Releasor's parents or guardians, if the Releasor is under 18 years of age), knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the activity of using the tub. I hereby release and forever discharge, Angie's 4455LLC (owners Nubis M Ciardiello ), their agents, affiliates, managers, members, agents, attorneys, staff, co-hosts, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively "Releasees"), from any physical or psychological injury that I may suffer as a result, direct or indirect of my participation in the activity of using the tubs, deck, fire pit and property.
I further agree to indemnify, defend and hold harmless the Releasees/owners/hosts against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney's fees and any related costs.
I further acknowledge that Releasees/owners/hosts are not responsible for errors, omissions, acts, or failures to act of any party or entity involving this activity of using property on behalf of the Releasees/owners/host.
I expressly agree to release and discharge the Releasees/owner/hosts from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring legal action against the Releasees/owners/hosts for personal injury or property damage. To the extent that the statute or case laws does not prohibit Releasees/owners/hosts for ordinary negligence on the part of the Releasee/owners/host.
I agree that this release shall be governed for all purposes by New York State law, without regard to any conflict of law principles. This release supersedes any and all previous oral or written promises or other agreements.
This waiver and release of liability shall remain in effect for the duration of my stay and participation in the activity of using the fire pit and other activities.
In the event that any provision contained within this release shall be deemed to be severable or invalid, or if any term, condition, phrase, or portion of this agreement shall be deemed to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect. I hereby acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability.
