Our home is located in a quiet, family-friendly neighborhood. In accordance with VRBO policy, parties and events are not permitted. We ask all guests to provide an accurate guest count at booking. You're welcome to adjust your reservation (up to 8 guests max) before check-in—just let us know!

🔐 Easy Self Check-In with Keypad Lock: Enjoy a smooth, contactless check-in with our secure keypad entry system. For your safety, the door code is changed between every guest.

🏡 House Rules & Important Information:
We kindly ask all potential guests to carefully read the "House Rules" and additional policies/info listed on the platform. By completing your reservation, you are acknowledging and agreeing to these policies.

✅ Booking Requirements:
After booking is accepted, the primary guest must confirm their full legal name (no pseudonyms) and provide a valid phone number on the reservation if not listed.

🏊‍♀️ Pool & Spa Info:
• Jacuzzi spa heating is complimentary throughout your stay.
• Pool heating is available upon request for an additional fee. 3-night minimum required for pool heat. Rates vary seasonally—please inquire for current pricing.
• A remote control is provided to turn the spa heat/jets on/off during your stay.
• No diving or jumping from the balcony into the pool. Safety first!
• No glass in the pool or spa area. We provide non-toxic, baby-safe plastic drinkware & dinnerware for outdoor use (not microwave safe.)
• Additional baby/toddler dinnerware/utensils provided for little hands & mouths.

♟️Game Room / 🛋️ 4th Sleep Area:
The lower-level game room doubles as a fourth sleeping space with a queen-size memory foam sofa sleeper and privacy curtain divider. An optional foam topper can be placed under memory foam mattress for extra comfort. Linens & pillows are provided and stored in the in-wall closet.

👥 Guest & Visitor Policy:
• Nightly rate includes up to 4 guests. Additional guests (up to 8 max) are $10/night per guest.
• Any additional visiting guests not listed on the reservation must be pre-approved.
• Parties, weddings, receptions, and events are strictly prohibited.
• Small, intimate gatherings may be considered on a case-by-case basis—just reach out to us (additional fee may apply.)

🚭 Other Policies:
• Quiet hours are from 10:00PM to 8:00AM, in accordance with local ordinances. Help us be good neighbors!
• No smoking indoors.
• No wood burning in the fire pit, per updated Ventura County regulations in fire zones. You may bring your own fire logs (like DuraFlame), or request them from us in advance for a nominal fee.
• We supply propane for the BBQ and one poolside patio heater. One spare tank is provided PER STAY located under the BBQ grill cabinet.

Exterior Security Cameras:
• 5 exterior security cameras are installed and activated for guest safety and property security. Cameras record motion-activated video and audio.

(1) Far end of pool/balcony (to monitor no balcony jumping)
📌 No cameras are located inside the home or near the main backyard/spa area.

🧒 Pool Safety – Families with Children:
In accordance with California law, we have 4 door/window pool alarms:
• 2 sliding doors
• 1 kitchen door
• 1 kitchen window
Alarms have 3 modes:
ALARM (continuous alert when opened)
CHIME (double chime sound upon opening)
OFF (for adult-only groups)
All sliders also have adjustable safety locks, including upstairs bedroom sliders leading to the balcony.

🌿 About the Area – Nature Disclaimer:
Our home is surrounded by scenic hills and native wildlife. Though we’ve taken extensive precautions including pest control, occasional critter sightings may occur. These are rare but not uncommon in hillside areas.
📌 We do not offer refunds or discounts for nature-related encounters, local power outages, WiFi outages caused by internet provider maintenance, or acts of God such as weather.
