7/30/25 Update: High Point South Condominium management was recently notified by the Worcester County Health Department and the Maryland Department of Health that two people who were recent guests at our facility subsequently developed legionellosis, a form of pneumonia. Please see further details at the bottom of this page.

This North Ocean City location is near many great bars and restaurants as well as a grocery store and beautiful 58 acre North Side Park. The park has a fishing/crabbing pier, walking/jogging/biking path, sports fields, playground, outdoor fitness area, and a rec center with many classes! The iconic OC boardwalk is a short drive or bus ride away.
This building does not have an automatic sprinkler system.
* Linens ARE included in this listing (fresh sheets, pillow cases, bedcovers, blankets, towels). Towel set is provided for each registered guest (bath towel, hand towel, wash cloth). We are unable to supply additional towels, but there is a washer and dryer available for your use.
* No groups under 25 years old
* May 15th through October 15th: Guests must pay a parking fee upon arrival to building - $50/week or $20/day (per car, max 2) Please know that this fee is subject to change at the building s discretion.
* Maximum occupancy of 8
* Outdoor pool is open seasonally, generally starting the week before Memorial Day until mid-September.
* Check-out time is 10am, please be sure to depart promptly as we use a professional cleaning company that requires access after 10am.
* Guests are expected to remove all trash and place bagged trash down the trash chute, which can be found along the outdoor walkway of each floor.
* If you have dirty dishes on the morning of checkout, please load the dishwasher and start a cycle with the provided dish tablets.
* Guests that violate the Town of Ocean City Noise Ordinance or Condo Association rules may face immediate eviction.
Please note that the requirements and pricing of any fee that the building charges is subject to change, and is out of the host s control. In the case that anything changes prior to your stay we ll alert you as soon as we know about it.
Cancellation Policy:
To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
If the guest cancels 14 or more days before check-in but not within 48 hours of booking, they'll be refunded 50% for all nights, plus the cleaning fee.
If they cancel between 7 and 14 days before check-in, they'll be refunded 50% for all nights, plus the cleaning fee.
If they cancel after that, only the cleaning fee will be refunded.

The bacteria that cause legionellosis are found in many different water sources ‐ manmade and natural ‐ and it is not certain that those guests who tested positive for legionellosis acquired the illness at our facility. However, this facility always puts its guests first, so we want you to be aware of this possible association and provide you with some information about legionellosis so you can make an informed decision concerning your stay here.
Who gets legionellosis?
Anyone can get this disease; however, certain people are more likely to get legionellosis. Individuals most at‐risk are smokers, people over age 50, those with lung or kidney disease, diabetes, cancer, or weakened immune systems because of diseases or medications.
What is legionellosis?
Legionellosis is a form of pneumonia caused by Legionella bacteria.
What are the signs and symptoms of legionellosis?
Signs and symptoms include: fever, cough, shortness of breath, chills, and body aches. Some people with legionellosis also report gastrointestinal symptoms, like nausea, vomiting, and diarrhea.
How do you get legionellosis?
The disease is spread by inhaling aerosols of water containing the Legionella bacteria. The disease is generally not passed from person to person.
Is there a cure for legionellosis?
Yes. Legionellosis can be treated by commonly available antibiotics. However, hospitalization is common. The case‐fatality rate ranges from 10‐25% but may be higher in situations where diagnosis and/or treatment is delayed.
How soon do signs of legionellosis appear?
Signs of the disease commonly appear from two to 14 days after coming in contact with these bacteria.
Why is the health department interested in cases of legionellosis?
Health care providers are asked to report to the health department all cases of legionellosis. The health department then makes inquiries to assure that exposure and risk to others are minimized.

What Persons Can Do to Reduce the Risk for Illness
Persons at high risk for legionellosis may wish to consider not staying at the facility.
Guests should reduce their risk of becoming ill by:
∙ Not showering. If bathing in a tub, fill the tub slowly and carefully to minimize aerosol production. While the tub is filling, exit the bathroom and keep the bathroom door closed.
∙ Using bottled water for drinking and brushing teeth.
