The Space:

This idyllic retreat offers a spacious haven where you and your loved ones can escape the usual city chaos. Upon entering, you're greeted by the sunlit conservatory, doubling as a musical hub with a ukulele, bass guitar, and acoustic guitar. Perfect for a jam session or savoring morning coffee in tranquil solitude. The living room houses a brand-new couch and surround sound system, perfect for movie nights on our smart TV with ROKU stick and Blue Ridge cable. Adjacent is a gaming room ready for an all-night session on the latest Xbox One, alongside a well-equipped laundry area. The fully equipped kitchen features non-stick PFOA-free cookware and a Bluetooth Sonos speaker system, with s'mores ingredients on hand for starlit evenings among the pines. Choose between the game room (Pool, Table Tennis, Foosball, Mortal Kombat, Simpsons arcade, Pacman) and the expansive dining room seating up to 8 guests. Step outside to an inviting outdoor lounge and dining area, perfect for al fresco meals or stargazing. Further exploration reveals a luxurious hot tub for up to 6 guests, followed by a private gazebo with another Bluetooth Sonos speaker, Cornhole, Jenga, or Bocce Ball. Past the gazebo, a fire pit with tiki torches offers a bug-free zone for warm evenings beneath the Poconos stars. Upstairs, your sleeping quarters boast new linens, pillows, towels, and cozy comforters, with window and standalone LG air conditioners available upon request.



Guest Access:

⚫ You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!

⚫ Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.

⚫ When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent at 2:00 PM the day before your departure.

‼️Important House & HOA Rules‼️

 

⚠️ Quiet hours are 10pm - 6am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property.

⚠️ No parties. We have strict rules against house parties in our home.

⚠️ No extra guests without prior approval.

⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)

⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle.

⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If empty, please refill a tank and provide a receipt for reimbursement (refill existing tanks - do not purchase brand new).

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place!

⚠️UPDATE: The Simpsons arcade is temporarily out of order until further notice.

⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area. No worries - they’re generally well-behaved and prefer to keep their distance. Secure food and trash, and they’ll wander by safely!

⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended. We do our best to have the driveway plowed, but weather can change quickly. If a vehicle becomes stuck, guests are responsible for towing costs.

⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — a $50 handling fee applies for retrieval and coordination, separate from shipping costs 🚚.

⚠️ Guests are responsible for properly bagging and disposing of all trash in the designated bear box or trash shed before checkout. A $5 per bag disposal fee may apply for any trash left behind.

‼️ Important Notes

 

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required. If not completed, your reservation will be cancelled.

📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb (optional add-on for Airbnb bookings).

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required via the Airbnb Resolution Center.

♨️ Hot Tub Notice – Please Read 😊

 

📌We strive to maintain high cleanliness standards. If a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay 🧼🦠, which may take until the evening of your first night to fully heat back up 🔥🌙. Professionally serviced after every reservation with photo verification; extra servicing incurs a fee.

➡️ Pet Fee: $75/animal. Early Check-in Fee: $50/hr. Late Check-out Fee: $50/hr.

➡️ The fireplace in the living room is not usable and is strictly for design purposes only.

▪️For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

▪️Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
