Reservoir House - Stylish and Peaceful in Roscoe

Reservoir House is a charming farmhouse in the heart of Callicoon, a riverfront town in the Catskills, located 2.5 hours from NYC.



Set on a 3 private acres, with an emphasis an tranquility, the house has 3 bedrooms and 2 full baths. Amenities include a fireplace, fire pit, and access to the best hiking and dining in the region.

Please note: the wifi is very spotty, and not high speed here. We are working on a solution (7/10) but please be warned that it is not sufficient for WFH. We have frequent reports about the wifi not working at all, and with no cell service we understand this can be difficult so please inquire before booking. This is a great option for unplugging, but perhaps not WFH or if you need to be connected.



The Space:

The scenic, rural road leading to this property winds alongside the massive expanse of the Pepacton Reservoir, which you can explore in greater depth by renting a canoe or kayak locally. It’s a dramatic approach before crossing over the creek and up the driveway to this contemporary getaway.



The large deck overlooking the front yard is furnished with several sunny yellow and white Adirondack chairs poised to take in the view overlooking the pond and lawn, and surrounding a metal fire pit. The gas barbecue stands at the ready for your grilling needs.



The bright living room with wood burning fireplace and smart TV are just inside and to the left, and it has been furnished with style and comfort in mind.



To the right is the kitchen which has a side entrance accessible from the garage. It is a well-appointed space and foodies will be at home whipping up their culinary creations there. Set next to a large picture window is a dining table that seats 8.



A hallway leads to three queen-sized bedrooms: one with en-suite master bathroom with stall shower. The other bathroom, which is off the hallway, features a tub and shower combo.



The basement is the go-to spot for ping pong fun or a friendly game of darts. Hike the brief trail on the property which takes you to a landing above the house, or sit beside the fully-stocked fishing pond and reflect on the goodness of country life.



Reservoir house is wonderfully peaceful, and part of that is because of its remote location. Being near the Pepacton Reservoir, there are huge swaths of preserved scenic wilderness. This house is located between the charming small town of Roscoe, NY and the lovely town of Margaretville (about a 25 minute drive to each).



The Neighborhood:

Reservoir House, located in the heart of the Catskills, just outside the hamlet of Roscoe. This quaint walkable town has lots of explore-worthy stores and restaurants. Grab a bit to eat at The Junction, or great pasta at Northern Farmhouse Pasta, try some local beer at Roscoe Beer Company and explore great shops like The Hound Books or The Weemoc.



Try tubing on the Delaware River, horseback ride at Bridle Hill Farm, visit the alpacas at Buck Brook Farm, or explore the various hikes around the Catskills. Getting Around:

Reservoir House is just over two hours from New York City, and you'll definitely want a car to get there and to explore around the area. A 4WD car is required for this home due to it's location and access.
