Stocked with king beds, 20` ceilings, & an indoor hot tub! Sylvan Springs is tucked away on 6 acres of private beautiful landscape of spring fed ponds, gardens, and unique nature settings. This incredible property provides a retreat for a family, small group of friends, or business colleagues. The lodge includes spacious living areas, a small indoor pool/jacuzzi, and outdoor living spaces. No pets, please.

Upon entering through the main entrance, you`ll be greeted with 20` ceilings, upscale cabin features, and picturesque views through large living room windows. The kitchen comes complete with brand-new appliances, pots & pans, and all the necessary kitchen utensils and tools.

Sylvan Springs includes 4 bedroom spaces.

Bedroom 1: (second floor) consists of a king bed, desk, dinette set, private sunroom with television, walk-in closet, and a private bathroom. This area overlooks the living room and kitchen area with incredible views overlooking the property`s main pond. While this space is open to the downstairs main living area, privacy curtains are installed and allow the upstairs guests privacy for a comfortable stay.

Bedroom 2: (first floor) includes a king bed with access to a full bathroom right outside the bedroom door. This room also includes a television.

Bedroom 3: (first floor) includes a full over queen bunk bed with a television and pool/jacuzzi area access

Bedroom 4: (second floor) is a suite above the garage with a king bed and a twin bed. It has a private en-suite bathroom and a small balcony overlooking the main pond.

The first floor consists of two additional half bathrooms, with the property totaling 3 full and 2 half baths.

The living room includes a 52` television with Smart TV functionality.
The dining room includes a dining room table for eight with access to additional chairs.

Guests can enjoy a large outdoor slate stone patio with multiple seating areas, tables, and chairs. Renters will also have full access to the two car garage for parking. Additionally, there is outdoor parking for upwards of six additional vehicles.

Guests may freely explore the property features within the property boundaries. An outlined map will be provided showing where the property lines start and stop. Guests may use the lean-to located next to the upper pond where fires are permitted in the fire pit only.

We have a video doorbell and Nest camera on the front door. There is a Nest camera on the back patio and a Nest Floodlight camera facing the large pond. All of which record both video and audio.

Our pond is a beautiful feature of the property and may be enjoyed from the shore as part of the natural setting. However, for safety reasons, it is not available for water recreation or access of any kind. Guests may not swim, wade, fish, paddle board, boat, float, or otherwise enter the water.

We also ask that guests do not drive their vehicles up the back portion of the driveway which leads up to the upper pond.

If you plan to have more than 10 guests on the property at any time, an event fee of $1000 will be added on top of your nightly rate. This would be for any event-style gatherings such as conferences, retreats, dinner parties, bridal showers, weddings or elopements, etc. Please inform us before booking to ensure the property meets your needs. Please note that we only have place settings available for 10 guests, so you may need to provide additional settings. Unnotified events will incur a $2000 fee.

Since you booked through vrbo, there will be a $500 pre-authorization security deposit hold placed 4 days before checkout and automatically released 3 days after. This simply helps us make sure everything is left in good shape for the next guests.

It`s our policy to accept reservations from guests with a history of reviews on the platform. This is to protect us and other guests` stays. If you don`t have reviews, but there`s someone else from your group that has a history of good reviews, please have them inquire. We will ask you to have all adult members from your group to be added to the trip reservation. Thanks for your cooperation!

The property is not located in a development. This is a private drive. Sylvan Springs is only a couple of miles from Eastview Mall, where guests can find many shopping and restaurant options that are family friendly. Guests can also enjoy many of the local parks and trails in surrounding towns, like Pittsford (Powder Mill Park) and Perinton (Trail Town USA). Bushnell`s Basin is just three miles down Route 96 where guests can find great coffee, food, and access to the Erie Canal.
If guest desires sleeping for more than nine, please send a message so that we can work on possibly accommodating the request.

There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, you will receive a negative review and the Security Deposit shall be forfeited.

Please do not use the wood-burning stove in the living room. Our pond is a beautiful feature of the property and may be enjoyed from the shore as part of the natural setting. However, for safety reasons, it is not available for water recreation or access of any kind. Guests may not swim, wade, fish, paddle board, boat, float, or otherwise enter the water.

We also ask that guests do not drive their vehicles up the back portion of the driveway which leads up to the upper pond. Guests must follow the property boundaries when exploring, to not disturb surrounding neighbors.

Please do NOT climb on the rocks in the landscaped areas and around the waterfall.

Property management activities such as lawn mowing, yard cleanup, pond maintenance, and pool maintenance may be required. Our team will do their very best to work around the guest`s reservation and will communicate any of these activities with advance notice as they may arise.
