Diese Villa befindet sich im Herzen der Boutique-Hotelzone von Tulum Beach. Vor unserem Anwesen in Zorba gelegen, mit unglaublichem Blick auf den Strand und einem privaten Pool am Meer, ist dies eine fantastische Villa für Gruppen und mehrere Familien! Unsere Villa ist ein helles und geräumiges Full-Service-Ferienhaus in der Boutique-Hotelzone für 10-12 Personen.

Mit mehreren Loungebereichen im Freien können Sie Ihren Platz zum Entspannen auswählen. Die Küche bietet viel Ablagefläche für die Zubereitung von Mahlzeiten und Klapphocker für ungezwungenes Essen und geselliges Beisammensein. Der tägliche Reinigungsservice, außer sonntags, ist im Preis inbegriffen. Erleben Sie einen atemberaubenden Blick auf das Meer, einen großen Esstisch, eine Außenterrasse und einen privaten Pool am Meer.

Es gibt mehrere Gemeinschaftsbereiche und viel Privatsphäre zwischen den Schlafzimmern. Wenn Sie mit einer Gruppe reisen, ist es einfach, Ruhe zu finden.

Die Villa verfügt über 5 Schlafzimmer. Zwei der Schlafzimmer im Obergeschoss verfügen über Kingsize-Betten, ein eigenes Badezimmer mit Dusche, Türen zum Lanai und einen wunderschönen Meerblick.

Das dritte Schlafzimmer im Obergeschoss ist dem Dschungel zugewandt und verfügt über ein Doppelbett, Etagenbetten und ein eigenes Bad mit Dusche.

Das vierte Schlafzimmer befindet sich ebenfalls im Obergeschoss. Es verfügt über ein Queensize-Bett, eine eigene Dusche und einen Waschtisch und bietet Gartenblick. Dieses Schlafzimmer verfügt über ein Gemeinschaftsbad im Obergeschoss.

Schlafzimmer Nr. 5 befindet sich im Erdgeschoss. Das Schlafzimmer im Erdgeschoss verfügt über ein Kingsize-Bett, ein eigenes Bad mit Dusche und eine Tür, die zum gemeinsamen Wohnbereich im Freien führt.

Das Haus bleibt mit Deckenventilatoren und der natürlichen Meeresbrise kühl, es gibt jedoch eine Klimaanlage für die Nacht.

Sie sind nur wenige Schritte von einem der schönsten Strände der Welt entfernt. Es gibt Palmen für natürlichen Schatten sowie Palapas, Liegen und Seekajaks für Sie. Das Wasser ist warm und türkis, ideal zum Schwimmen.

Chefkoch, Shuttle, Massage und Kinderbetreuung stehen zur Verfügung.

Die Gäste dieser Villa genießen einen privaten Pool und haben Zugang zum größeren Zorba-Pool auf dem Gelände.

Die Villa Sian Kaan liegt in der Nähe von Annehmlichkeiten. Sie können am Strand entlang zu Restaurants, Spas und Yoga-Kursen gehen.

Yaan Spa, Be Tulum, Chiringuito, Nu und Nomade sind alle innerhalb weniger Minuten erreichbar.

Incredible Villa with the best staff

We stayed in the 5-bedroom villa in Tulum and it was absolutely amazing! The property couldn’t have been more perfect for our group. We were celebrating a 40th birthday with friends, and it truly exceeded all our expectations. The location was ideal—close enough to walk to the action (though we mostly took taxis), yet far enough away that we didn’t hear any noise from the late-night clubs.The private pool overlooking the beach was a dream, and the on-site taco shack was absolutely delicious. Chabelly was incredibly sweet, attentive, and so helpful throughout our stay, making everything easy and enjoyable. It was everything we wanted and more, and we can’t wait to come back. Thank you for an unforgettable stay!

Best spot on the best beach!

We've spent two amazing years over Christmas and New Years at Villa Sian Ka'an and have loved it very much. There isn't a better beach out there. Close enough to restaurants and a other action but removed enough to feel like you have your own beach. It's a great place and we would love to go back!

Thanks for the review! We have changed the name from Villa Sian Ka'an to Zorba Villa 5 as the property has grown to have several Villas and multiple pools. We are located in the boutique hotel area of Tulum and it is the ideal location to explore the area. We hope you visit us again soon!

Would Absolutely Book This House Again

We loved this house. The beach and gorgeous water are literally your back yard, there is plenty of room to spread out, the folks who work with this property are amazing, the recommended chef was a delight and prepped delicious food we ate outdoors and... I could go on and on! It's just far enough away from the action that you feel like you have your space, but walkable to anything you could desire. Great find! The owner's suggestions on activities outside of Tulum's hustle and bustle were spot on. We were there with four adults and three kids and it was perfection.

House on the beach

Comfortable house and in a great location on the Tulum Beach zone. The house is next to Los Ranitas so it's easy to walk to many of the hotels for meals. The kitchen is also fully equipped so you can cook in if you'd like as well. The only draw back was that the house did not have 24 hour electricity. The power shuts off around midnight and does not come back on until around 7am which makes for very hot nights as the ceiling fans obviously don't run without power. Makes finding the bathroom in the middle of the night difficult too so be sure to bring a flash light! Tulum is a magical place and not to be missed!

The houses on Tulum beach are off the grid so power comes from solar or wind. Since becoming aware that the power was going off at night we had an electrician come take a look. We learned that some of the batteries in our off grid system needed replacing. We replaced the batteries and the 24hr electricity is back! Thank you for your feedback.

Best Vacation Ever

We had a wonderful time. The house accommodated ten of us perfectly (4 adults, 6 kids)-- it is airy and open and well appointed without being fussy or fancy. It is truly beachfront-- no path to walk down, just a lovely front patio area with enough trees for privacy but not so much as to feel removed from the beach, then a little gate that puts you onto one of the loveliest beaches I have ever been on. Fine white sand, no rocks, perfect water entry. Just enough surf for fun safe boogie boarding most days, a couple of days calmer than that. The cook the house owner arranged was amazing. Delicious food, gracious service, made everything so easy. The house is south of the denser areas of Tulum, which was really nice because it was quiet and tranquil on the beach but also quick and easy to stroll up to other places for ice cream, a juice, a yoga class.

Unforgettable weekend at this beautiful oasis

I stayed at Zorba for five nights with a group of 12 friends, all in our late 20's to early 30's, to celebrate our friend's birthday. We had the best time during our trip, which was largely due to Zorba and their incredible staff. At the start of our booking, our host Chabely, was so helpful and insightful, offering tips and recommendations, even arranging a round trip airport shuttle and coordinating a food and alcohol delivery that was waiting upon our arrival (highly recommend btw). While we were there, the staff was so friendly and accommodating, providing everything we needed and adjusting their cleaning schedule around our plans. From the beauty and authenticity of the accommodations, to the incredible views and private beach, to it's central location in the heart of Tulum's beach area, this villa has a truly unique perspective into the best that Tulum has to offer. Our 5 bed villa easily fit our group of 12, which was a mix of singles and couples, offering flexible room options for privacy, and then plenty of room for partying in the common areas and private pool. Zorba is also a short walk from tons of great beach clubs and a quick drive from all the best restaurants in town as well. But if you want to stay at the villa, they have a chef on the grounds as well. Finally, it's worth mentioning that theres a 24 hour security guard watching the front gate and beach entrance, as well as safes in every room, so we never worried about our safety or belongings. All in all, our stay at Zorba was a one of a kind experience that I will truly never forget. Thanks again Chabely and Angel!

Paradise

We have stayed at this house for many years. I am almost afraid to mention how incredible it is staying here, because I don't want anyone else to know about it. But it is truly paradise. The home accommodates large groups or families really well. We usually come with a pack of 8 (a couple of cubs), but it varies. The house is perfect for entertaining. This year we were honored to have Irma’s chef services. Her tortilla soup and fajitas were better than any restaurant in the area for a much better price. I would highly, highly recommend having her cook a meal for you. It is so nice to relax with the wind at your back and a drink in hand while Irma works her magic. It is a night I will never forget. Guy is easily assessible, and his staff is diligent. The maids leave the place spotless everyday (except Sunday). We have come with a car and without a car, and it really is easy to get around. This year we grabbed a cab at the end of the driveway and waited no longer than 5 min. But if you have a car, there is a driveway with an area for 2 or 3 cars to park. Leaving this place gets more difficult every year as we have the pleasure of getting to know Guy, Bob, and Snow. From my heart I am telling you that they are truly the nicest people I have ever met. I know you'll love this place as much as we do, just don't tell too many people about it! It truly is paradise.

Quite simply perfect - in all the right ways.

I booked this house for my husband's 60th birthday and invited a group of dear friends to celebrate with us. I have to admit I was a bit nervous upon arrival as I did not know Tulum was off the grid. I didn't know what to expect with power, water, toilets, etc. It turned out to be a complete non-issue as everything in the house worked perfectly and couldn't have been more comfortable or happier. We arrived just in time for the largest ever recorded hurricane to make landfall ever over on the Pacific side of Mexico. Other than some wind and rain, we felt no effects of the hurricane. We were told it was "off" season for Tulum and the worst time weather wise to be there. But you could have fooled us, the temperature was ridiculously perfect at all times. You just never felt hot or cold...just comfortable and happy. My husband and friends were able to relax, unwind and celebrate unlike any other location we have been to. Guy was so kind and responsive. He arranged massages for us with Julieta, we highly recommend!! Best massage we've ever had. Also, he arranged the chef Irma to come make breakfast on the morning of my husband's 60th. The food and presentation was impeccable! Best huevos rancheros you will find anywhere! Everyone in Tulum including all the house staff were so incredibly nice. We loved every minute. The only down part was having to leave. Also two of our closest friends couldn't make it, so we're planning on coming back next year. If you're looking for an authentic personal experience with unparalleled beauty, warm waters, perfect temperature, easy walk or taxi into Tulum, this place is perfect for you. This place is the antithesis of cheap Vegas style hotels with all you can eat buffets. If that is what you are looking for, go to Cancun. This house is quality and authenticity on every level. Also, my own personal request, is that renters feed the outdoor neighborhood cat. I don't even like cats and I'm allergic and this cat didn't bother my allergies and was the coolest cat I've ever met. As you can tell we had the best time. Hope you are lucky enough to enjoy it too.

relaxing week on the beach

All ten of us thoroughly enjoyed out stay in Tulum and highly recommend this property in particular. Snow, Alma, and the rest of the staff are all friendly, responsive, and professional. They'll take great care of you. The house is thoughtfully designed and very well maintained. The only real negative about the trip was the sargassum and that's completely outside of anyone's control. We still spent time in the ocean and headed to the pool or centoes during the bad seaweed days. Not a deal breaker for us but something to be aware of.

Delightful beach experience!

We had a wonderful time at Villa Sian Ka’an. The propert is beautiful and well maintained. The staff was friendly and helpful. The beach is heavenly and we all enjoyed our private lounge chairs with the palm parasols. Our children spend endless hours riding the waves on the buggy boards and the adults enjoyed the kayaks. Tulum is indeed a magical place! The only negative was the noise from the hotel next door. There was loud music two nights and very loud noise from two generators used during a wedding.

Zorba is the ideal place to stay for groups! Everything is set up so you can have privacy and time together with friends. Shakira has been at this property since we moved in - we always say she is the original owner. We do feed and care for her onsite, but she is still an outdoor cat where she can roam free.

Wonderful house and location

Traveled with family, 7 adults, 1 child, 1 baby and were comfortable in the house with this large group. They provided a crib, beach toys and highchair, which was greatly appreciated. We had a few hiccups with losing power, but the owner and staff fixed and didn't have any issues once it was addressed. They also comped us some meals with their wonderful chef Irma and our dinner with her was one of the highlights of the trip. Great location, close enough to walk or bike anywhere but still quiet and private. Overall wonderful location for large group!

Excellent house right on the beach

This review is really a 4.5 star. The house is great--large, well laid out, and on a beautiful stretch of beach. We had two families of 5 and we were very comfortable. They had several kayaks and boogie boards, which we really enjoyed. The person managing the property, Chabely, is fantastic--truly concierge level service. The cleaning staff are less than fantastic. Other than that, my only criticism is that the kitchen was not very well-equipped. But if you don't plan to cook for yourself, that is no big deal (and there is a hotel next door that will serve you a wonderful breakfast with an incredible view).

Amazing Beachfront Villa w/ Perfect Location on Tulum Beach

Absolutely amazing! We came for a bachelorette party with 14 girls, the villa slept everyone comfortably! The house is so cutely decorated with jungle bohemian flare and very clean. The location is the BEST!!! The beach was beautiful, we had our own little private area with cabanas and beach lounge chairs, kayaks and sand castle making tools! We hired Chef Irma and her crew to cook for us for 3 days and It was the highlight of our trip! The food was amazing, the service was even better! We loved them so much and it is a MUST when staying at Villa Sian Kaan. The house managers checked in on us daily and were so nice and friendly. They made sure we had everything we needed and especially for such a large group it was so nice! They even had bikes delivered to our house! Every night we walked to the hip and trendy beach bars and restaurants, it was so nice to not have to taxi anywhere! We rented bikes one day and biked along the beach road to cute little shops and beach bars. The location of the Villa is arguably the best location on Tulum beach. Right next to all the trendy beach hotels and restaurants and shops and still very private. We are all dying to come back to Villa Sian Kaan! It was heaven on earth and would recommend this to ANYONE and EVERYONE! BOOK your trip NOW!

Amazing!

The house was perfect. There were four separate adults. We all had our own space. The location was unbeatable. The sounds of the waves was absolutely the best. It was in a great location with plenty of good restaurants to go to. The kitchen also had everything. There were two kayaks but the water was too rough to take advantage. Next time.... The boogie boards were well used though. Guy was an amazing host. He stopped by to chat. He was a very lovely person. Next time, I will stay longer!

An exclusive piece of paradise within another paradise

Me and my wife got married in Tulum on Jan 7, 2017 and we picked this private Villa to host our families. Her family came from Russia while my family came from Mexico City - there were 9 of us in total. The first impression from everybody about the place was very pleasant, memorable and extraordinary image. After going through the busy parts of the Tulum hotel area, you get into the quiet zone as you get closer to the Sian Ka'an biosphere to suddenly find a wooden gate that opens up into another secluded paradise. As you drive/walk in, you see a great property standing from the vegetation opening up into a beach gate that takes you to quiet piece of the Caribbean beach side where you will find one of the most pristine turquoise waters with white sand. The property itself is just great. The beach is fantastic. The location is premium and the support & help from Guy and Chabely was simply outstanding. We look forward to come back to this property and explore even the other ones from Guy and Chabely as well.

Beach Home Extraordinaire

Our family rented this beach home so we could attend a destination wedding. The home is spacious, clean and well maintained. The back area provides a wonderful place to relax (both levels) and the beach is gorgeous. We also arranged to have Chef Irma for several days. It was a terrific decision. Irma provided fresh fruit, soups, entrees and sides that did not disappoint even the pickiest in our group. We recommend you treat yourself to a chef. The beach was secluded with very little foot traffic. Our host made sure that the beach was swept daily so it looked pristine. Our primary concern was for electricity since the home is off the grid. We had no problems whatsoever and all the bedrooms were utilized. Our host and the house manager were very helpful in helping us figure our way around and plan our outings.

Beautiful house in a beautiful setting.

Villa Sian Ka'an is a beautiful home with a well appointed kitchen, wonderful private beach and an excellent location. several delicious local restaurants are nearby on the beach road. The Sian Ka'an Biosphere Reserve is 5 minutes down the road, and a must see. Only hiccup with the house was failure of the solar electrical system for about 24 hrs, but Guy was quick to relocate us just down the street in his beautiful apartments on the beach until the problem was fixed. The owner was very attentive throughout our stay, checking on our welfare daily. We would definitely return to the house on our next family vacation in Tulum.

Paradise ala Sian Ka'an

We came from Wisconsin for our daughter's wedding. Staying here added to the beauty and enjoyment of the event. Taxi's were everywhere and made it easy to get to the wedding and tourist events. A crew of family and friends stayed at Villa Sian Ka'an. We couldn't have planned for a better stay! Despite some rain, we couldn't stop being awed by the beauty of the villa and the ocean view! We slept peacefully with the sounds of the crashing surf. The villa is absolutely gorgeous! Our daughter, Sarah, led a few of us in a wonderful 90 minute yoga class on the upper porch as the sun glistened through the palm trees and the waves crashed onto the beach. It was very nice getting to meet Guy who graciously showed us around and even stopped by a couple of times to see that everything was ok. The housekeepers came and did their magic when we were out. The caretakers kept the white sand beach clear and even raked! My husband, who visits a place and then checks it off his list, even said we needed to come back here! Need I say more!

A wonderful place

We had a wonderful few days at Villa Sian Ka'an in August. The accommodation is really good - just how it looks on the website - right on the beach, with a number of good restaurants just a few minutes walk away. Guy was there to meet us and was very helpful throughout our stay. He arranged a visit to the Sian Ka'an Reserve for us which was a great day - recommend it. We also hired Irma the chef for the day before we left - breakfast, lunch and dinner. Lovely fresh food, beautifully prepared and presented, and very good value too. Thoroughly enjoyed our time in Tulum - wish we could have stayed longer.

Wonderful 25th Anniversary Experience

Just wanted to add my voice to the many that have sung praises about this rental. When thinking of where to spend our 25th anniversary, we could imagine no other place than returning to Tulum. Traveling with 3 other couples, we were looking for a 4-bedroom house. There aren't many on Beach Road, so we were happy that Villa Sian Kaan fit the bill. It is the nicest Tulum beach home that we've stayed in. * Ample room with several areas to gather for soulful conversations as a group or individuals. * Nice kitchen for fixing your own meals or inviting Chef Irma to pamper you for a day. * Snow was great to work with on our reservations. * Guy and the staff were very gracious and accommodating without being overbearing. * And for what it is worth, our experience is that the place (both the house and the area) has a genuine spiritual energy.

Welcome to paradise!

Villa Sian Ka'an is a beautiful property. The house is very spacious and easily accommodated our group of 7 adults. So much lovely outdoor space to lounge around and the most gorgeous beach at our doorstep, made it hard for us to leave the property and explore the many sights that Tulum has to offer. We have been coming to Tulum for many years and this has been about the nicest place that we have stayed. Booking with Snow was easy and secure. Guy, the owner and manager of the property was available and stopped by to insure we had everything we needed. The housekeeping staff were excellent. I look forward to returning next winter.

Thanks for staying with us! The Villa is great for groups. We have renamed the property Zorba Tulum and added more Villas and a pool, but the vibe is the same and you will recognize many of the same faces from your last visit - Snow, Guy, and some of the cleaning staff have been with us for a while. This Villa is a wonderful place for groups to gather. There are very few Villas to enjoy that are directly on the beach amidst the boutique hotels and restaurants of Tulum. We are close to shops and spas in the coveted South Tulum Beach area.

When you stay here you can explore the area without getting in a car....although there are taxis if you wish.

Our neighbours include Chiringuito and Be Tulum. We are a short walk to Nomade and Gitano Beach.
