Summary:

Two homes are better than one! Guests will experience first-class accommodations at two stunning lake front homes that sit side by side and sleep up to 24 guests. There are a total of 8 bedrooms and 4 bathrooms with plenty of room for a large gathering. The sprawling backyard layout features breathtaking views from the 2 story docks, large mature trees, cedar arbor, outdoor movie screen, sand volleyball court, fire pit, and lots of backyard fun for everyone!



The Space:

Welcome to the Benjamin I and Benjamin II lakefront retreats! There are 2 separate homes that feature over 3,000 square feet of living space perfect for large groups and family gatherings. Step inside to each one of the homes!



The Benjamin I:



The Living Room: Features a wood burning fireplace, mounted TV, cozy seating, and wall of windows overlooking the backyard retreat and lake. There is a queen size pull out sofa that sleeps up to two guests (sleeps 2).



The Kitchen: The gourmet kitchen is a chef's dream with beautiful quartz counters, stainless steel appliances, fully stocked cookware, dinnerware, serving-ware, bakeware, coffee bar, and kitchen appliances. Ample counter space for ideal catering and serving to guests. Find a seat at the large island, plenty of room for everyone!



***Complimentary regular and decaf coffee, creamer, sweetener, a variety of cooking spices, salt, pepper, cooking spray, and cooking oil.



Bedroom 1: The bright and airy master suite has picturesque views of the stunning back yard. A beautiful king-size bed, large dresser, large mounted TV, mirror, and highly rated memory foam mattress and sheets await you. (sleeps 2).



Bathroom 1: Spa-like ensuite bathroom to bedroom 1 has a large walk-in closet, separate shower, double sinks, and soaking tub.

Bedroom 2: This gorgeous bedroom overlooks the the backyard and has a queen size bed suitable for up to two guests plus plenty of room for storage and mounted TV (sleeps 2).



Bedroom 3: This adorable bedroom has one set of bunk beds with a full size bed on the bottom bunk and a twin size bed on the top bunk and a twin size trundle making this an ideal setup for a kids bunkroom (sleeps 4).



Bedroom 4: This versatile bedroom features a full size bed and a private work-space with a corner desk. (sleeps 2).



Bathroom 2: A lovely guest bathroom located off the hallway of the two secondary bedrooms has a quartz countertop, combo bathtub/shower, and ample cabinet space for storage.

The rec room/garage is a fabulous attached bonus space with a ping pong table and darts.



The Benjamin II:



The Living Room: The open concept living room has stacked stone running from floor to ceiling with remote control electric fireplace to enjoy year round, smart TV, cozy seating, and wall of windows overlooking the backyard retreat and lake.



The Kitchen: The gourmet kitchen is a chef's dream with beautiful quartz counters, stainless steel appliances, fully stocked cookware, dinnerware, serving-ware, bakeware, coffee bar, and kitchen appliances. Ample counter space for ideal catering and serving to guests. Find a seat at the large island, plenty of room for everyone!

Bedroom 4/study features a full size bed and a private work-space with desk and comfortable chair (sleeps 2).



*A twin size rollaway bed is stored in the bedroom 1 closet (sleeps 1).

Get double the backyard space! The backyard oasis at each home features a covered patio with outdoor fan, comfortable seating, rocking chairs for enjoying your morning cup of coffee, and a hot tub perfect for days of relaxation and night time star gazing (2 hot tubs total). Stay in and cook with an outdoor gas BBQ grill (propane tank included) and fire pit with seating for roasting marshmallows (complimentary smore's kit and firewood included). The 2 story dock is tucked quietly inside a cove and has beautiful views of the open water. Plenty of backyard games including cornhole, bocce ball, Spike ball, Kanjam, and an awesome sand volleyball court (Benjamin II) with net to keep guests busy for hours on end! Two kayaks at each home (4 total), and life jackets are available free of charge for guests to use.



All 6 large screen Smart TV’s have Roku, Hulu, Netflix, HBO Max, etc. (There are NO LOCAL CHANNELS) You are able to log into your accounts on any of the TV’s.



The home is located within a short drive to Main Street in Gun Barrel City which provides quick access to restaurants, shopping, Starbucks, and nearby state parks.

The Neighborhood:

The homes are located in a quiet neighborhood on Cedar Creek Lake a few miles from Gun Barrel City, Texas. The neighborhood is all single family homes. The homes are a mix of weekenders and full time residents.



Getting Around:

You can walk/bike around the neighborhood but would recommend a car if you wanted to go to shopping or out to eat. You are just a few miles from the main road with shopping, restaurants, attractions. You are about 10 minutes off highway 175 that runs from Dallas to Athens. You are about 30 minutes from Canton Trade Days!!



Other Things to Note:

Friendly pups are welcome (2 pet max per home). There is a $50 fee per pet invoiced separate. Invoice must be paid 24 hours prior to check-in.



We have 4 jet skis available for rent. Daily rate is $600 (May 1-Sept 30), $500 (Oct 1- Apr 30).



Please reach out at least 48 hours prior to the time of your rental to ensure availability.



***Lake Level *** Lake levels can change weekly depending on seasons and lack of rainfall. Please reach out for an update on lake level if concerned. Current lake level is low around the dock. Water is still accessible by climbing down from the dock ladder and walking out to deeper water. Please check for updates on lake level if bringing a boat. Jet ski rentals are subject to weather and lake levels. We can not guarantee water craft rental at the time of your reservation. We adhere to the host channels cancellation policy. and do not refund based on weather or water conditions***



***There are 6 security cameras located between the two properties.

Benjamin I: There is 1 front camera located over garage of home and faces out. There are 2 back cameras over back porch and back right side of home that face out and away from home towards the backyard and hot tub.

Benjamin II: There is 1 front camera located over front door of home and faces out. There are 2 back cameras over back porch and back right side of home that face out and away from home towards the backyard and hot tub.
