Hillside Tranquility - Beautiful hillside home in Fountain Hills! 4 Bedroom, 2.5 bath single-level home w/ 3 car garage. Great backyard with a sparkling heated pool, outdoor kitchen, fire pit table, sun loungers, and Sonoran Mountain views!

Hillside Tranquility gives a guest a very relaxing stay with all of the lovely features this home offers. Entering the house, there's a beautiful large wooden door that opens to the entry foyer. The living room sits off to your left and the kitchen is straight ahead. The living room has a gorgeous stone wall that houses a 65" Smart TV, surround sound system and gas fireplace. Across from the stone wall is a large sectional sofa, coffee table, end tables and sitting area with two chairs and a standing lamp. The living room has great views of the Sonoran mountains from the windows. The owner's have supplied some family board games for entertainment as well. Those are located on the shelf to the right of the fireplace.

The kitchen is very large and features a large kitchen island and eat-in dining area equipped with a wooden dining table which seats up to 6 people. There is also a desk and chair workspace w/ printer that is built into the kitchen counter. The kitchen has tile flooring, stainless steel appliances, dark wood cabinets and granite counter tops. The kitchen has a large sub zero fridge with ample space for food, a built in microwave and wall oven, and an induction cook top! There is even a coffee bar area which features a standard coffee maker, Kuerig and espresso machine!

The master suite is very large and is furnished with a linen color upholstered King sized bed, two wooden night stand w/ lamps, a brown leather love seat and a long dresser with a 55" Smart TV. The master has it's own private entry to the back patio and pool area. The attached master bathroom has his & her's vanities with single sinks, large mirrors, and tile counter tops and dark wood cabinets. The master bath has a large tiled walk-in shower with a rain fall shower head, private commode and a large walk-in closet.

The second and third bedroom both have queen sized beds w/ metal frames, and a wooden night stand to each side of the bed. These rooms share the second bathroom and both have their own private entry to the shared bathroom. The shared second bathroom has a dual-sink vanity, large mirror, ample cabinet space, private commode and a tub / shower combo. The second bedroom has a normal closet but the third bedroom has a walk-in closet.

The fourth bedroom is set up with a queen bed, sitting chair, and work desk. With beautiful views to work from, the space makes for a great office or additional sleeping arrangement. This room has french doors, and the closest bathroom is the half bathroom which has a commode and single-sink vanity. Guests staying in the den would use the second bathroom as their main bathroom for showering.

The backyard has a beautiful sparkling pebble tech pool with waterfall, heating optional with additional fee of $140 per day. The pool has a sandy colored pebble tech finish and when combined with the blue water, it does cast a "green hue" on the pool. Please know that there is nothing wrong with the chemicals in the pool. This green-hue is due to the sandy brown color of the pebble tech.

There are 4 sun loungers next to the pool where guests can catch some ray's and relax in the warm Arizona sun. Under the patio of the home are two comfortable outdoor sitting chairs and an outdoor sectional sofa. There is also a 6-person fire-pit outdoor table. This is a great space to entertain your family and friends around the ambiance of the fire. The backyard has a great outdoor kitchen as well. The outdoor kitchen includes a stainless steel BBQ grill, sink, and mini fridge. This backyard is perfectly set up for your family vacation!
The owner has a vehicle car stored in the third garage.

**Stays 21 days during 5/1-10/31 will require a utility deposit in the amount of $500.00 - the deposit will be collected once the booking is confirmed either via Airbnb or a direct charge to the card on file.**

~ Please remember! We are not able to accommodate an early check-in or late check-out, so please make sure coordinate your travel plans ahead of time
~ Casago provides a starter pack which will include hand soap, body wash, shampoo and conditioner, toilet paper, paper towels, dishwasher pods, and laundry soap. Please refrain from using "flushable wipes."
~This home is dog-friendly with approval. Additional pet fee of $150 per pet. Please remember to clean up after your dog prior to checking out; failure to do so may result in additional fees. The guest is liable for all pet damage. Absolutely no cats allowed.
~ 1 dog is allowed no more than 25 lbs with a pet fee.
~ No large gatherings
~ Renter must park in the garage or visitor parking spaces. Repeated over night parking in the visitor parking is not allowed.
~ No smoking inside, outside the property, or on the premises. $1000.00 fee billed to guests if there is any visual evidence, the smell of smoke in the home found upon check-out, or smoke detected in the house. Our no-smoking policy includes the smoking of marijuana and vape pens.
~ Homes are electronically monitored for noise and smoke detection
~ Utility caps apply. This 4 bedroom has a $250 utility allowance per 30 days ($8.34 per day.) Guest are responsible for any amount billed over the $250 utility cap. Utility cap overages will be charged to a credit card on file for stays over 21 days or longer
~All Casago Homes are inspected every 30 days to change filters and batteries and service the lock. We appreciate your cooperation in advance.
~ Guest booking the homes must be at least 25 years of age. Reservation holder must be at the home unless approved in advance by Casago.
~ All reservations are subject to a background check and an additional screening fee. The reservation holder must submit their driver's license and Selfie thru Guest Ranger and sign the Casago management rental agreement within 72 hours of booking.

~The pool heat fee has an additional charge of $140.00/day plus tax and needs three days to heat to 82 degrees in winter.
