Ocean View Studio on the Beach!
Max occupancy of 2. All occupants must be 25+, with the exception of a 25+ adult with a child. On-site resort fee is $30 per stay. Non-smoking unit. No pets. Private studio condo. Amazing ocean view from the unit! Right on the beach! Right off the main strip. One queen bed, one futon couch, kitchen, bathroom, and more. The resort has a pool, grills, shuffleboard, game room, exercise room, lounge, laundry room, parking, etc. Full description below and 50+ pictures. Please ask any questions prior to booking.
UNIT: This is a private studio condo, with pool, beach and ocean views. It has panoramic windows, with one floor-to-ceiling window. The unit doesn't have a private balcony, but there are balconies with seating at the end of each hallway in the common area. The unit has one bathroom with a sink, mirror, toilet, and shower/tub. We provide one bath towel (not to be used at the pool or beach) and one wash cloth per person, one small shampoo, one roll of toilet paper and one trash bag. We do not provide daily housekeeping or linen exchange services, but there is a laundry room on-site, and we do encourage bringing any required extra linens/bedding. The condo also has a walk-in closet with some hangers, an iron, small ironing board and some storage. The unit has a dining room table with two benches, and a breakfast bar with two chairs. There is a small kitchen stocked with basic kitchenware, one trash bag, one towel and one rag. The kitchen also has a 7.3 cu. ft. fridge/freezer, stove/oven, microwave, drip coffee pot, dishwasher, toaster and blender. The living area has a flat screen TV, basic cable, DVD player, two sitting chairs and a futon couch (full size with max. capacity of 400 lbs.). The sleeping area has a queen bed with a memory foam mattress, sheet set, two pillows, comforter and extra blanket. The unit has central AC/heat, a ceiling fan and a dehumidifier.
RESORT: Top of the Gulf Resort is located directly on the sugar white sand of the Gulf Lagoon Beach and the emerald water of the Gulf of Mexico.
AMENITIES: The complex has an Olympic-size pool (not heated), kiddie pool (not heated), lounge chairs, swing, sundecks, grills, shuffleboard, a pool-side snack bar (open most days during the summer), laundry rooms on every other floor, game room, exercise room, lounge and on-site parking. The on-site resort fee is $30 and includes one parking pass, and one resort wristband per guest. Parking is limited to one parking space per unit. No trailers currently allowed. The resort is staffed all year round. Security is on-site during peak season (most of March through Sept.).
LOCATION: Top of the Gulf Resort is located in the heart of Panama City Beach, in the NW Florida panhandle. The resort is approximately 25 minutes from the airport, 15 minutes from Pier Park and 10 minutes from St. Andrews State Park. Super Walmart, Dollar Tree, fast food, restaurants, WonderWorks and Ripley's are less than a mile away. Ice cream, Wendy's, Subway, Ms. Newby's, convenience stores, gas station, activities, nightlife, bars, food and gift shops all within a few blocks.
NOTES
-If you have any special bedding, mattress, pillow, linen, cooking, etc. needs, please ask in advance, and/or plan/pack accordingly.
-Max. occupancy of 2 is strictly enforced. Children of all ages count towards the total. Be sure to enter the correct number of guests when booking, and update your reservation as needed.
-All occupants must be 25+, with the exception of one 25+ adult with one child, per condo bylaws.
-Non-smoking, no pet unit.
-No partying allowed. Units are equipped with noise monitors. They do not record audio, but they alert me when the sound is above a reasonable level.
-Breaking any unit or resort rules could result in expulsion without refund.
-You are responsible for paying for any broken or missing items, and notifying me of any issues prior to check out.
-You are responsible for keeping the unit tidy and in good repair, and following the check-out procedure.
-A cleaning company cleans, launders, and restocks the unit after each guest, and we perform a deep cleaning quarterly.
-Early check in and late check out cannot be guaranteed, and occupying the unit outside the permitted times is trespassing.
-I try to follow the exact same process for all bookings, but please note that last-minute bookings and short stays sometimes run a little differently, so please book in advance.
-I own and manage other units, so please browse my other listings.
-Coronavirus: Please travel responsibly and at your own risk.
-Hurricane Michael: The resort and area were affected by the hurricane in 2018. There may be minor repairs happening around the resort as a result.
-Guests are responsible for researching the unit, resort, area, etc. in advance.
TERMS
Please note security has cameras throughout the general areas. You may be required to show ID during your stay. ALL OCCUPANTS' names and ages must be provided to be registered as authorized guests with the resort and security. All occupants will be bound by the terms of this agreement, rental guidelines and resort rules. Any changes must be submitted in writing to the host in advance. The host must be notified of any visitors in advance.
Occupying the unit outside the check in and check out times is considered trespassing and is illegal. The unit will be inspected, inventoried, videoed and/or photographed before check in and after check out. The cost of any damage, any items removed or missing from the unit, unapproved early check-in fees, late check-out fees, excessive cleaning fees and return shipping fees for any personal items left will be charged to the guest. If you damage anything during your stay, report it to the host in writing immediately, and before you check out. A fee will be charged and your party is subject to expulsion if these rules are broken.
If at any time you or your party members are asked to leave by Security, the Condo Association, Staff or Management, NO REFUND will be issued. The guest shall, at their expense, and throughout the period of the rental, keep the property in a state of cleanliness and in good condition and repair. The guest acknowledges that at commencement of the rental the property is in good and substantial repair except for any defect the guest may report to the host during the first day of the rental.
Any unsafe or dangerous conditions must be reported to the host immediately. The guest acknowledges that the use of the property is entirely at the guest's risk. The guest shall indemnify and save harmless the host against and from any and all expenses, costs, damages, suits, actions, or liabilities arising from any and all loss of or damage to personal property, injury, or death resulting from the use of the rental property. The guest assumes full responsibility for fulfilling the terms of the rental for the period stated.
